Bahria Town Phase 8 rise in 2015

Junaid, one of the slowdown factors has been the WH tax on non-filers, which is in fact an instrument to catch black money invested in real estate. Many people received FBR notices to show source when they bought property in last few months. Now with new amnesty scheme, the traders will simply pay 1 lac to whiten 1 crore and pour into property freely. This cash supply will surely impact prices that will be visible within a month.

@Kashif sheikh , No one on this forum EVER SUGGESTED ,"NOT TO INVEST IN BAHRIA PHASE 8 IN /SEP/OCT/NOV/DEC 2013" SO this is wrong to assume , that some one was cautioning against investing in phase 8.

Beside ,yes tolerance is the first lesson ,a mother should teach her child, and we must respect others mindset/views/ etc.

@Dk. I can only answer for what I said not what you understood...Seems like your loss has left you quite dazed! I said Phase 8 is in a tailspin right NOW and that is a fact. I am not talking about 2013, when the whole market in Islamabad/Rawalpindi was taken by storm not just Bahria, but that was back then. Right now, Phase 8 is not the place to invest for any short term gains and this advice has been shared on this forum repeatedly over the last year or so, and the subsequent events have proved it to be correct, which is all that I was trying to point out.

The mistake you made in 2013 is history. The question to ponder upon is what to do now so that you don't make another one. For whatever it is worth, in phase 8 at least you have a plot. Look at BE-2 investors who also bought in 2013. Can you imagine being in their spot? Its better to learn and wise up than to insist on past mistakes.

Brothers can you let me know if prices have fallen in the possession plots in phase 8,I want to buy a plot for living and would like to built a house in a year time.

If somebody had advised others not to invest in Phase-8 in October 2013, that could have genuine point but its beyond my understanding why abstain now when prices of non-possession blocks have already touched bottom. 5-Marla file is available at 14-Lacs, do you guys really believe it can go down to 10-Lacs in near future? If we look at the prices of possession blocks i.e. B, C, D, E, F1 etc, that sounds stable. There is huge price difference between possession & non-possession plots right now. Many people witnessed that development is going on in Phase-8 so non possession blocks will also become possession blocks in 1-2 years & ultimately price would rise. There is no doubt MR is not giving due time & attention to Phase-8 due to unknown reasons but phase-8 itself possess all ingredients/facilities which are required in any good society to flourish. All those people who are stuck in Phase-8 shouldn’t be dishearted and dont sell anything in Panic unless they really need money. In property biz, wrong decisions can only be compensated with patience (I mean, it takes more time to recover). One more thing, few years back, prices in Bahria Lahore was also stuck, nobody wanted to go there coz of distance but today, it’s a success story no matter anyone like it or not. Crux of the story is patience, patience & patience. May Allah Almighty help us all

You seems to be right. Although the BT and DHA have been a play ground of mafia for so many years but now phase-8 have to succeed even been still played. Apart from value additions in phase-8, there are other positive factors, too, which could never be ignored:

DHA-4 has sorrounded phase-8 even from other side of swan river. A pretty good part of the Garden city has already been taken by DHA....well this deal was considered to be in shadows but now it is clear that DHA only wants from MR to clear all his legal mess with GC and then DHA will formly take over...the deal is in place.

Another almost 2 Furlongs of the disputed access from GT road has been further claimed by BT to garden city, which could also benefit the rest of the BT to some extent as MR is trying very hard to get this access which is now very small in size.

" patience is the key"... Yes it is as BT fluctuations are always above expectations...The plots I bought at 17 lacs in sector M in high tide, were slod at 30 lacs in the very same week whereas I bought commercial in Usman block at 62 lacs came down to 35, now at 40 but I would hold as I know after a couple of years, I could gain whatever I lost plus there will be profit more than the bank, which also Haram by the way.

We know in spite of the fact that DHA valley development in fast pace but mafia is also taking part to inflate prices but still phase-8 the possessed sectors are resisting to come down and with the passage of time, prices will appreciate...

Your info is much authentic than mine but I would stay with my info: DHA is still on the deal but wants BT to come clear on all dues and problems.

Your 2nd query: These 10 Marla were once at 40 plus in high times and now you can have at 24-26 at good locations even category ones.

If it is 10 marlas for sure and is 24 lacs then my target would be for 35. I second it.

Provided the street width is 40 feet at the very minimum.
