Abdul Qayyum sb, DHA Phase-3 access route is much much better than Bahria planned route for GC. DHA route will give exit to Bahria residents infront of Phase-2 gate & almost at Islamabad expressway bypassing the whole congested area of GT Road. Looking at pace of work on that road, I guess it will complete in next 4-months. As far as Bahria old planned route is concerned, You are right, it has lost its significance & bargaining power of ‘villagers’ as well. I believe ‘villagers’ will give up by getting whatever MR wants to give them now.

The problem with phase 8 is not its infrastructure or the amenities or the facilities. These all are really good for living.
Phase 8 is only good if you want to start living today.
IT IS NOT GOOD for investment. The main problem is the location. It sucks. And the location has a detrimental effect on the price. You guys are welcome to read all of my comments on this thread since the beginning. They all are now proven true, Alhumdolillah. You will see that many brothers argued with me but now look at the reality.
The Bahria dealers (the big ones) are so distressed that they started dealing in other areas. Why? Because of the same exact facts that I listed.
Hum aur aap market move nahi kertey. Market itself is very smart. GardenCity has edge because of its location. If the access gets opened then you will see a massive jump, IA. DHA has more edge but the prices are too high. Investors care about the delta (N/d *100%). Yahudio ki tarah socho (for halal gains though)...aur apni mehnat ki kamai ko sahi jagah lagao.
i wish key prices in Bahria somehow recover so that my suffering brothers and sisters get out of this mess. Mein dua hi ker sakta hoon.

One of best place for living but not a good option for investment.Dealers already left to BTK and remaining genuine people.Superior developed with all basic facilities.Best place for home construction in low budget.At the moment if you compare prices with local area then phase8 still good option for living.
Don't think for short term but it will increase gradually because there is no more dealer involvement.

From what I have heard, DHA has put a temporary halt on transfers for Serene City (new name for GardenCity).
Unless someone else corrects me on this.
if you want to do immediate construction and you want to start living then Bahria. If you can hold for about a year or so then forget Bahria(pindi).
