Hello everyone,

I have a 10 marla plot file in bahria town phase 8 extension (precinct 5) and I need to make a decision whether to keep it or sell it. Please share your advise.

Really sad situation.May Allah help you and guide MR and his company.We can't leave this corrupt mafia.BT can't run if they performed like this drama with small investors.

May be I could get by with this cheat but think of those poor souls who spent their life savings, could not protest, living outside and their plots are being shifted here and there without any formal notification?

I think bahria phase 8 scope is over now because of distance. Dealers played in the last two years on the name of Signal Free Highway. But distance will remain a issue due to traffic issues and heavy vehicles on the highway. Secondly distance will remain a distance, and you have to travel anyway. If you are interested in Bahrian brand, come to Bahria Enclave Islamabad which has much more potential and has great opportunity of expansion. Far guanine buyers also this is attractive due to beauty, quality and being in Islamabad.

Bahria Enclave is 20 plus km from faizabad flyover and access is pathetic as well. Kuri road is bottleneck.

After Islamabad highway being signal free driving time to capital wil be equal, may be even less if you choose to live in garden city which has access now from GT road, now thru DHA-3.

Phase 8 is a city within city enclave is not even 20% of it. Malik Riaz has bought huge lands in the outskirts of phase 8 and they'll expand it further..

The rates of phase 8 are much more reasonable as compared to Enclave which means more influx of people. In future phase 8 will become a community of its own and the people living there will enjoy most of the facilities inside it. The business district of phase 8 alone has more commercial plots than whole of Enclave numbering 1037 to be exact. Phase 8 extension is developing and it'll include many attractions which will benefit the twin cities. Also i saw on map the location of Bahria Knowledge village. If such a thing develops it'll contribute alot to phase 8.

The concern is that the people who protested were given a waiver of up to 20 lacs and even more in some cases which is not bad! What about those who cannot protest or living outside the country!

advice required regarding buying plot with a budget of 5 million in phase 8 or dha. The purpose is to build a house after two to three yrs for living purposes.

In this budget you can find 5 marla Dha-5 P block 4.2 to 4.5 million and it will take time to livable.
Bahria Phase-8 is much better option in your budget and i hope you can find good location 10 marla in E or F-1.Many people are living there and lot of new houses are under construction.You must visit this area which is fully possession with all basic facilities.

Mr Ahmed thanks a lot for your prompt reply. Can you suggest some reliable dealers for the area ie bharia. For me the buying window will be in feb march only. Further pls can you inform about the filling problem like which areas and how to avoid those areas. Once again thank you.

There is many dealers and don't trust anyone dealer.Must check market and visit yourself before you purchase anything.

F-1 height location plots almost natural land and very less filling issue.

I am an overseas guy and has some interest in Phase 8. Currently considering a commercial plot in Commercial Hub phase 8 near Bahria Tower.

The purpose is to build a building for rental income and keep it in the long run.

I really appreciate your vigilance of the market.

Appreciate if you could advise me regarding above investment.Is commercial Hub good option for rental income and what budget would be needed for a 5 marla plot.

Bahria Hub commercial still unsuccessful.Head office is going to shift.60% construction workers are living in apartments and other hand mostly dealers are in shops.It may take time to give you good return.

You can find 30x40 size mean 5marla 14 to 16 million depend on location.
