Bahria Town Phase 8 rise in 2015

Can you please suggest some other options in a budget range of 14 to 16 million PKR?

Why do you want to repeat the same mistake what others did? and are still regretting..

You are abroad and you must have put in a lot of effort to earn this much. Have you done a thorough research? do you know how much can you make it from this much amount?

Regarding investment.

First Thing:

You spend a big deal of time, energy, money, and emotions in saving this much money. Now, you deserve to treat yourself and family by investing in right places.


Secondly:

For investment, do a thorough research. Compare different options and then go for the best bet. The education that we get in schools is not useful if we are not able to do comparisons in real life. Simply getting A grade in mathematics is of what use when we fail in real life? And I assure you this investment in Pakistan is far more easier than solving phasors or doing tripple integration.

Thirdly:

Now you have 15 million (1.5 crores).If you buy a shop/s then the maximum rent you would be getting is 75000/month. It will take you 16 years to even out.

Now, If you invest in real estate plots (residential or commercial) you can easily get 80 percent of your money within 2 years (and sometimes even within a year). All it takes is ALLAH ki Raza ....Thorough research.

Plz avoid Phase 8 as a whole for investing. People are suffering because they invested in it blindly. And now who is there to rescue them? They are not even getting the money which they invested in. The location of Phase 8 is not ideal. And in future it will be further not-so-good.

Try investing in societies closer to Islamabad like Gulberg. I recommended Gulberg to all when the plots were hardly 18-19 lakhs for 7-marlas..Now the same plots are above 40 (A block). A 100% return. The future target is at least 65. Indeed Allah knows the best.

Same thing with Topcity. It used to be 28. Now its 48-52.
Thats how people make money.

The losers are those who simply buy a shop and then they try to live on rent. Why would one do it when better opportunities are available? take a look at property dealers. They are not even metriculated. Look how much do they make. Char lafz angrezi key bolney ka fayada kiya jab eik property dealer aap sey achi zindagi guzar raha ho.


Investor wo nahi jo paisa lagaye..Investor wo hey jo Allah key fazl sey sahi wakt per, sahi jaga per aur sahi price per cheez khareedey.

You are blessed that you are investing in a developing country like Pakistan. you would not be able to do the same had you been in India or China.

I contacted few property dealers but it seems all try to sell their own plots.

I received extremely contradictory opinions, one guy is calling one property as Golden Investment and the other calling it dead end.

Honestly, I am confused.

Do you mean Bahria Town Head Office in Phase 8 will shift? Where is it shifting to? and expected time when?

I was about to conclude a deal in Hub Commercial at around 15 million but put the decision on hold after considering Mr. Nadeem and Mr. Sayeein advice.

Now looking at Mr. Falcon comment, it seems a complete consensus that phase 8 is not a right choice.

I never said that Hub commercial is fail.After shift head office prices may little down.Lot of new construction around Hub commercial so it will take little time to full peak.New head office under construction close to Bahria expressway.About location you can see in below link

As you know Safari valley which is big area around Hub commercial so it's not a bad option for long term.Hum commercial will take little time to full peak.

First thing is that I don't blame you for being confused as so many dealers wanted to make money out of you.

Like you there are many overseas brothers who are constantly looking for best research and best investment ideas. There are prominent WatsApp groups which have a track record of success.
I highly encourage you to join these groups for good ideas.

If you want my sole opinion, I do not recommend anyone investing in Phase-8 whether its commercial or residential. People have lost millions and they are crying. They are simply stuck in it.Why to risk money when better opportunities are there.

Nadeem sb rightly said about buying near new Bahria town office. This office will NOT BE ONLY the local office. It will be the Pakistan Bahria town central office and the buying near that area will IA prove good.

You can get now a commercial at 3 crore and make shops and flats. They will be sold like hot cakes after office shifting.

Gulberg Green is good but as IB is dead slow, it may rise on slow pace.

Top city is risky but Mumtaz, Ghandhara and Faisal town must be explored as well.

DHA-5 is also very good to invest.DHA-4 the front plots are also good for future rise.

Keep watch on DHA valley situation and keep yourself well informed there!

Phase-8 is not a block, it is city inside the city. Explore residential there.

I am overseas l have a 10 marla plot in phase 8 st 3 how much it should be because in selling section I see prices of phase 8 from 40 to 65 so I am confused why so much variation in prices also I have a DHA ph 2ext file in sec B st 4 how much that should be thanks in advance
