Is investing in phase 9 bahria town a good idea and if yes what is a price for a kanal,and where would be the best place to buy i.E sector or block. Thanks to whoever has replied in advance.
Phase 9 is not a very lucrative investment right now.Phase 8 is much better.

Why is it a bad investment. I am not looking to build a house their in the next 5 years so considering that in mind , isnt it a good bet to invest at such low levels there which currently stand at 20-22 lacs ( according to the posts on the forum )
Bahria Town could not announce location in last 11-years for Phase-9. Do u think if Bahria Town will develop it in next 5-years then u can go for it but it seems very difficult.
U should also consider why people r selling at low prices.
If you can wait for the time you just said…better buy in DHA valley.
I can wait for 5-6 years before starting a house as i already have a couple of houses in Lahore. Its just something for my kids. I only have 25lacs at the moment, Will have around 40lacs in Nov Insha Allah. Should i invest then or should i enter the market now ?

Dears , mostly people here mentioned not to invest in the Bahria Phase-9.
But i will apprecaite if you can list the reasons why we should not invest. Simply stating that no stay away or donot invest , investment somewhere else will not serve the purpose.
It will be good if you can please guide in a proper way.

In my humble opinion, one should not invest in phase 9 as it’s entirely uncertain when will it develop and will likely take a very long time even if it was developed. Phase 8 seems a good option to me though, especially the sectors where possession isn’t given yet but expected soon. Now I asked comment from dear experts in a few threads on this but no answer from a single person and I don’t know why …

real estate investment is the one of the top risk. Therefore mostly uncertain.
But if we see what Bahria deliver earlier then might be good option to buy in Phase 9 at the moment because prices are reasonable and as you said when development will be launched then can get good return.
I do not have any update on Phase 9 , others who have better knowledge and facts please share so that we can be away.
Others please contribute do that we can have better picture..wht we should not invest here.

In my comments, i already mentioned in my earlier post that Bahria Town could not even announce location of Phase-9 during last 11-years. We r not taling about development which would further take 9-10 years. Nobody still know when bahria will disclose the location of Phase-9 and when start its development. Phase-8 location was announced in 2004 but its development has not completed as yet even after 10-years. Now situation is infront of u, u can take own decision.
U should also think why people r selling Phase-9 files at low prices if its really good investment for next 5-years.
One more point, Phase-8 is very good investment at this moment especially those blocks in which development is going on and possession can be given in 5-6 months. Prices r low these days so good time for investment.
One more thing, once Bahria Town announce location of Phase-9, they will demand u extra charges because development cost is increased. U have to pay those charges otherwise ur file can be cancelled.
I have enjoyed this experience in Phase-8 where everybody was asked to pay 100% extra development charges & i paid them unhappily. Senior forum members dont want to repeat these things again & again because it has already been discussed many times and hardly anybody is interested to discuss it again.
Which has lower risk , Phase 9 or DHA Valley ? Has DHA valleys issues been resolved like the Dam issue and approach matters ?
I am looking to take risk anyways so am looking to buy a file each in Phase 9 and DHA valley 8 marlas. I can wait for 5-6 years so i am looking to take this change to enter at such low levels
