Bahrian enclave (expected future)

How is the expected future of bahria enclave. I have a partially paid file for 10 marla plot. I bought it for long term investment (2-3 years).

Please tell me about expected future of bahria enclave. Whether it is good or not?

I am interested to buy 2 * 8 Marla plot in Sector N bahria enclave for 2 years investment.

Much like all other societies in town, behria is also the creepiest example of third class property mafia which set the prices at their own whims and crash the market after washing their hands. So no need for investment neither in behria nor anywhere else unless construction of house is required.

Sameer, which block do u have your 10m plot. The developed and with possession blocks where house construction is in progress have pretty good prospects. Like A, C2, etc. With the speculative market almost dead after MR losing govt/GHQ support and recent tax measures, your best bet is to invest where geniune buyers are getting plots and constructing houses. Bahria is still shining above all and in high demand by house constructors.

So put your money where genuine buyers are and you will not regret. Return will be slow but sure.

Hassan, on the other hand if you know how to play, you get the most out of Bahria investment. It is never straight forward and certainly not when everyone is rushing to it. The best time is when it is the slowest, then you get real price, and when Bahria with its usual suspects (front dealers) starts playing, that’s the time you lie low and stay away.

My plot is in sector-B. What do you think about this sector.

Secondly, if Bahria is all that creepy right now, what are the best places for investing, considering developed plots...?

This is definitely a dilemma we are all facing , no option for investment for middle class individuals.. My point is just not to throw your hard earned money on luring by dirty property dealers. But to find avenues on research basis not on rumors... Try to avoid property dealers, and find actual buyer or sellers. Thats it

Sameer, I do not recall seeing any construction activity till last month. Have they given possession in B? Location is good, so just hang on to it, once construction starts it will rock. A 10 Marla in adjacent A block is hitting above 1 crore.

@sameer bro! B 10 marla has not shown good trends in past and still its not an active buying/selling item. Builders have started construction projects on 5/8 marla in sec B and 10 marla sec C3. For your plot only specific buyer will be interested in buying it rather than general

Market buyer/investor. Hold it on and keep observing market trend as well as the on ground plot condition.

@murtaza bro! 8 marla are good to buy in N sector non posession plots. They are good as per investment perspective. Or diversify investment by buying one in O and one in N. Seeing the price trends from january till now , prices have increased and since N is under developement and st 49-60 have posession , so as other streets will get posesion with time and development. Pay a visit then make a decion.
