I want to make a short term investment. My budget is around 3 million.
Please suggest best options so that i can rotate my investment.
In this budget I recommend,Gulberg, B 17 or Bahria Ph 8, that is if you are interested in Isl/ Rwp…
Go for orchard lahore on ground plots. Bahria office iwll be shifting in orchard they will lift the orchard to maximum height. Till may 20,30 % rise in price expected.
I-12 and b-17 are best in the moment in this budget
Agreed with Alam Khan..
I-12 (25x50 avg location)
B-17 C/E Block
DHA 2 5 marla N Block
Dear Faisal chatha,
Don't invest for dealers and transfer fee because it's very less period for investment.
Regards
The correct advice is what Nadeem bhai told you
Nadeem Sb
Then for how long one should invest at least, if 3-4 months is not favorable period in your opinion.
I-8 markaz Galleria mall pre launch booking of shops in a covered shoping mall, you can resale
Faisal sb, 3 to 4 months is very small time period for any good return in property market.
You can try ur luck in Faisal Town files for 5 to 6 months period.
Regards
Can you please share the prices of Faisal Town?
30x60 was sold for 18 lacs... Now the profit is around 4 to 10 lacs...
The amount paid is normally 10 lacs to society in 4 paid installments open file.
The 8 lacs will be paid to the society afterwards.
Regards
Thank you Mr.Khan.
What do you think should be the holding period and how much appreciation do you see after the holding period.
The capital you will invest now is around 15 to 16 lacs...
Holding period, I think should be minimum 6 to 9 months....
I see appreciation of few lacs... From 1 to 4 lacs....
Regards
In this short investment, you cannot get a house in DHA.
3-4 months is too little time for property investments. Property investing needs patience research and long term holding. With higher transfers costs tax issues and after dealers commission you will be lucky to break even. Any one that will suggest you HUGE gains is looking to put your heard earned money in his pockets. Be careful. At least one year hold time is needed for most investments in property unless you are an active investor. An active investor needs a min 1 to 5 crore a lot of time to stay updated on daily rates changes and a very experienced estate office to offer him good available opportunities at right prices because that estate is also responsible to sell his newly purchased plots in profit to keep investor in hand.
CMY sb, its all about making right purchase at right time and selling at first good opportunity.
23 days ago, I had advised Faisal about Faisal Town in this post. At the same time, one of my friend also purchased two files in FT and sold now, at profit of 2 lacs total both.....
So, yes, I agree, u need proper estate agent to buy and sell for you... But u should also have in depth knowledge of what project u r dealing in....
The rest, profit and loss is in the hands of Allah SWT.
Regards
Thanks CMY and KHAN for your valuable input.
@Naadeem is right and also the in this investment only one plot can be achieved in DHA.
Mr Khan bhai my post is not about your suggestions. I agree 100% with your answers and your suggestions. My point was for newbies that could lose it all quickly playing in wrong hands or with wrong dealers. My apologies should have made clear that I was not saying this about your comments. You are a very knowledgeable helping person. Can’t never think like that about you. Khan bhai in my style of investing safety of investment comes first. Money makes money. Before we look for what we are going to gain I think we should think hard how much we could possibly lose. Even when I was dealing US stocks as a day trader for 10 years in 1990s I was always looking where risk of losing is less. Worked well to enjoy keep day trading stocks for 10 years where most get burned in weeks and now same rules helping me in property deals by keeping me alive in this tough field too. Survival on just clients commission is not possible after major expenses of running an estate office these days
