Best Long Term 5-8 Yrs Commercial Property Investment In Islamabad/Rawalpindi

Would like expert opinion on where to invest in commercial area in Islamabad or Rawalpindi with the capital of 8 million? My plan is to build shops and rent them out after 8 years. Please advise which society is best or where to invest. Secondly need opinion on if investing in commercial in DHA Valley at this point will be a good option or not?

Commercial Properties are always a good investment and rate of return is too high as compared to residential.

In Islamabad, DHA 2 Commercial, Bahria Town Commercial or DHA valley commercial plus Bahria Enclave, Islamabad commercial is going to be the best investment if you can wait for 4-5 years, but as per your plan of 8 years, all these options are going to be fruitful.

DHA valley commercial are a very good investment as DHA is supposed to announce new commercial plots in DHA valley soon, that will increase the plot prices.

Sir if u have a time of eight years as u mentioned then go for DHA valley its a good option and u can manage to buy 2 commercial plots, also for long term u can also get commercial plot in mumtaz city which will be a very good investment future wise, and in cooperative housing societies ECHS is a good option specially that commercial which is near to there main office

Would u suggest buying a 8 marla commercial in dha valley or 2 separate 4 marla commercials as oppose to buying one 8 marla commercial? Sorry if i am asking a stupid question.

Also which block of dha valley would u recommend me to invest the money into? I have been hearing from people it might not even give possession for another 10 years or so, is this true ?

Possession of DHA Valley is a big question to answer. Even if the possession is given, still it will take time to get populated and rent the commercial shops....... So, I will not go for DHA Valley due to said uncertainties....

T&T (F-17/2) is a very good option for those who can understand it. I mean its just in F-17. Price difference between Multi and T&T is still huge.

One should look for a good Location plot on 31 of Jan they are having their AGM and they are giving Posetion. So prices will definately go high.

How safe is to buy open dha valley certificates without any possession? Is is totally safe or can someone be the victim of fraud? I saw one post in this forum where someone had a conversation with a construction engineer and he advised him that valley will consists of few blocks(lilly,oleander,overseas) only and rest of the blocks will be cancelled. Can this happen? Please do not get me wrong i am only asking as i want to take my chances to be a long term investor in commercial but do not want to be victimize at end, please advise your sincere advise. I want to invest around 8 million in commercial in Islamabad for long run. Any advice will be greatly appreciated.

You mentioned even after possession Vally will take a long time to develop and i guess my plan for rental to rent out shops doesn’t seems to be applying here. Please do advise which commercial plot can i buy where after 8 or 10 years i can rent out shops. Would you recommend me to ‘PECHS’ or ‘Top City’ Commercial? Budget again is around 8 Million. Would deeply appreciate your assistance.

Why not you buy a small unit in commercials of Islamabad sectors like G-9,G-10,I-9 or I-10 or Rawalpindi with ur range.If you buy some thing today in these sectors u r rent will be double in 5-8 years time. Why you are thinking for sectors which are not devolped yet ? Papulated sectors always have a chance of growth.

The advice of Tanoli Sb is good, if u can manage some thing in populated sectors of Islamabad, even in sub sector markets.

TopCity is looking good at the moment, but it has to go a long way to get populated, so at this time, it is only a guess work. I think Bah Encl will be much better option for this purposes while looking at the current development going on there. Since, you can wait for good time, so that will make it a good option for u.
