I live abroad and interested to invest in islamabad real estate for long term basis (5 to 7 years) to get the maximum return. Can some one please advise, what sector/area I should focus for this purpose. I am much concerned about investment security and would prefer any cda sector or dha. Thank you for your kind guidance.
You should go for dha 2 extension if you have not much budget…

Wheres my post gone? I mentioned places like gulberg, dha valley/ phse 2 ext etc…gave a pretty diverse array of different sectors. Probably still pending approval or something, but anyway…you can do a narrowed search on zameen site and check whats in your budget. What is your budget by the way?

I heard from a friend that CDA I-16 could also be a good choice for investment. How you evaluate I-16 in comparison with DHA Phase-II, Bahria Enclave, and B-17 (Zone-2). Thank you.

It depends on what you prefer, do you want a possession plot or files? are you open not to put all eggs in one basket and buy in multiple societies as you have pretty decent budget! you can perhaps buy in - dha valley for roughly 8 lakhs. (or cheaper) - top city for around 14-15 lakhs (or cheaper)
or you can buy in b-17 for around 15-17 lakhs, and buy small plot in valley. (note: valley is really long term investment but still worth a punt due to cheap prices)
its always good to spread your investment wide, as one society may not increase in value as much as another. So if you buy in b-17, and valley. B-17 may increase but valley wont, or vice versa so you need to consider this and good to have return on investment back from one quicker than other.
Bahria town phase-8 is good option

Phase 8 ext is cheaper files, something also to consider. Also you have gulberg zone v, jkchs zone v. You have soan garden if possession plot. There is huge range to choose from. Its upto you whether you want something on ground or files really. I personally would recommend you buy 1 possession plot and 1 plot file. 1 big name brand and 1 plainly for investment purposes.
