Better Opportunity of Investment

I'd like to know about investment opportunities in CDA sectors G14/3, F15, F16 and I16.

G14/4 is very expensive now so less profit . G14/3 has good margin but i want to know its current status. i heard that the contract has been awarded for development of G14/3 but i see the land still not clear from residents and also the case is in court so it may take long time.

I-16 is developed sector and people can buy and build their houses. is it correct? if investing there, how it sounds? what would be the price of 30 x 60 size plot in I-16.

In F15 and F16, what is the ground situation. people can build their houses or still have to wait for long time to get possession. Its Land is cleared ? ETC.

Actually I'm living abroad and want to do some investment in Islamabad CDA but not sure which sector would be better. Investment would be of around 8 to 10 million rupees. I'd appreciate your kind and helping comments and expert advices.

Let us discuss above mentioned options one by one.

G-14/3 is good for investment there is a chance of development work there but if they settle there issues with local people so profit margin depends on development.

I-16 is a good option but not for 8 to 10 million 2 or 3 million is good enough for there you can get 2 plots in that amount in I-14 I-15 and I-16 , I-16 is one of the better option.

Now come to F-15, F-15/1 is almost developed people are already living there so investment it will not give u a sudden huge jump but it will slowly increase however F-15/2 is a good investment as developing work is under process there so it will get a good jumps.

In F-16/4 and 3 land is purchased almost but still no development work and it will minimum take one year to start development work currently status of F-16 and g-14/3 is same both are non developed areas without possession but prices are 3 times higher then F-16 in G-14/3 due to its location.

By the way you have multi options buy a plot in g-14/3 of 40 x 80 size and a 30 x 60 plot in i-16 in youur investment or another option is buy a kanal plot in f-16/4 plus a kanal plot in F-15 (under developing area) plus a 30 x 60 plot in I-16 size 30 x 60 in 8.5 million for minimum one year or 2 year time frame

In I-16 people are living or still not developed? I heard that it is low cost scheme and having small plots only. but it is developed sector by CDA and one can get possession and build a house after getting plot.

Yes you are right I-16 small plots narrow streets with open electricity however owned by CDA and you can get possession there.

Thanks for your valuable suggestions. Can you please give me any contact of some reliable and well reputed property agents. My intention is to find out any good option of investment and finalise with agent. If the thing is confirmed then I will come to Islamabad for two days visit and finalise the deal with seller.
