Brothers, I am looking for best options to invest 1.7 million in a smaller plot in Islamabad (near possession), which could be constructable in 2-3 years time. My objective will be capital appreciation in the longer term and rental income after the construction. Since it will be mainly for rentals so I don't mind the zone just the yield. I will appreciate your kind suggestions.

Dear Zubair if you want proper society where development is in progress with good pace and prices are appreciating than in your budget range Gulberg 30x60 suits you more. It will take maximum two years to become a liveable. Prices are increasing steadily and keeping in view trek record of its prices in last one year or so if it take more than two years than it's for sure that prices will be doubled in two to three years time.
Another option in zone two is Pechs where prices are still reasonable with good development and possession. With the functioning of new airport it will give good return with good rental income.
Top city 1 is one of the option in this budget range with 10 Marla but so far they totally relied on new Airport and developed nothing. You can also consider Mumtaz city as well as it is better developed than top city and prices are still reasonable.
Top city , Mumtaz city are private societies or one man show that could be risky however Gulberg and Pechs are proper cooperative societies and can be consider as safe and secure.

Dear AppCake, thank you very much for your time and suggestions. I already have a plot of this size in Gulberg A block and am quite optimistic about its future as well. I also wanted to diversify so crossed out Gulberg for a small plot. I will insha'Allah look into other suggested societies too but at the face of it pechs seems more interesting.

Very low range brother, impossible to get a plot in Islamabad, but you can buy in private societies where you have to wait for possession.
