Dear learned members of this forum, kindly share your valuable opinion on Bahria Town Phase 8 Business District Commercial Projects. Some builders/companies are even offering rent 8% to 9% until the possession is given. Is this type of offer real? What is the potential of this investment? Is it really going to be good in terms of capital appreciation and rental value in 3 to 5 years time? Claims are that this commercial would be similar like Blue Area Islamabad and Sheikh Zayed Road Dubai! Or this is not worth investing as Bahria Phase 8 is already flooded with commercials like hub commercial?

The way it is being projected may not meet that ultra high status but since a 6 star hotel coming around, bahria main office being shifted to this location & the fact that phase-8 is being papulatrd on an abnormality fast pace, investment here likely to pay back.
But it is going to take time. Regarding the rental value, yes, this is now a norm with big developers. They offer good rental & they know the future potential of the place.
