I need an advice from you all. Will construction of 7 marla house in bt phase 8 rwp cost less than buying a pre-owned house? If yes, how much the margin will be.

Depends upon how old is the house in question.
Assessment of the quality of construction, meaning square foot cost per the construction quality.
No structural flaws in walls and roofs.
No bathroom leakages from the drain line up.
Paint is expensive and needs to be examined closely.
False ceiling condition
Does the house has a servant quarter…very important factor for resale and for renting!
Some people do not like the house in front of the park, masjids and near to school but for others, it is a value addition.
If all is OK then the self-constructed house is at least 15 lacs less than the pre-owned one.
Abdul Qayyum sb, what about a 10 Marla pre owned vs self-construct, what cost difference is there, keeping all other factors constant.
You can get a good deal in buying a house when sometimes the profit margin is reduced because the owner really wants to sell and the market is down.
But the downside is that it is usually investor owned house which is put up for sale. People who build it for self living rarely sell it. And investor built house has issues of compromises in quality of materials. Even things wiring andc piping are poor quality stuff. Bathroom fittings are often the first things to give way in an investor built house. And of course there is no warranty for anything.

For quality construction, such as Spanish flooring in car porch, Master tiles in all baths, good marble but not the white one which is very expensive, wood Diyaar, Pakistan cables, enamel paint, all wooden stuff polished not painted, all room false ceilings, good quality plumbing BUT NOT AT ALL THIS NEW GREEN HORRIBLE PLASTIC STUFF, by the way, all flooring with chemical polish, lavish kitchen designs and material not the plywood, good Aluminum windows, HERE THERE IS A LOT OF FRAUD, 34 grade main gate steel structure, front elevation Spanish tiles, Peshawar bricks:
No contractor could earn profit if sold less than Rs 2000 per sq ft.
You can make, if lucky enough to possess a good team, especially tiles fixers, plumbers and masons with Rs 1800 per sq ft.
The profit margin largely fluctuates on the ever changing steel and cement rates as there are always high & low situations.
I have built my own house and my sister’s and now just jumped in again in BT for my own commercial construction. Let us see if I could gather once again good team as I had before!

The items you have mentioned can never be possible in Rs.2000 sqft. In fact i would be shocked if its possible in Rs.2500 sqft.
The Spanish tile alone for 10 marla house would cost you around 20 lacs plus labor which works out around Rs.600 sqft just for the tiles. They are normally start from Rs.5000 sqm.
With all the amenities you have mentioned the cost of a house will sky rocket and when and if the time comes for selling you will face huge problems in selling. If the house next door with A class finishing is going for 1 crore and your cost only is 1.5 crores than you will find it hard to sell.
This is just my opinion.
The property price in Bahria has dropped but cost of construction has increased. So mostly builders are suffereing due to falling prices.
Despite all that if constructing for personal use than you can spend as much as you want because than selling the property is out of the equation.
I still have not got answer for my question.
Will there be difference of cost in building the house vs buying preowned even if quality is same for both? Can i save 1 million by building own house.
Secondly have anyone dealt with contractor named Ailtires? Any opinion about quality of work ?

Yes you can save a minimum 1 million… I have heard of them i think there office is just on the entrance of BT ph7… They are very expensive…They are designers aswell. Good designs but very high end cost.
With Ailtires make it 2 million saving if done your self

I had a very bad experience with builder so stay away.Don't trust any builder 99% builders are fraud in Bahria.I can share you my bad experience by whatsapp.
If you can spare time then consternation yourself otherwise purchase ready made home.Especially overseas must care and don't trust any builder.

Alhamdulillah Allah subhanahu wa taala saved me and i caught him red handed and kick him out before plaster.
Don't contract with material in any cost.Purchase material yourself and contract one by one in different stages.

I was his contractor. We had an agreement and terms and conditions were agreed by both of us. He provided us with the map, made and approved by Bahria Town. The work was supposed to be done as per the issued map. We started work and payment was coming on time and work was going good. I was sending him 4 to 5 pics every 2 to 3 days so that he can have his peace of mind while sitting abroad. He was happy with the work till the ground floor than his friends in Kuwait started filling his head with stuff that i have never even heard off. He was getting agitated. The final payment was supposed to be paid on the mumty’s concrete slab as per agreement. He started making stupid excuses that my payment is stuck and i had to lend some money to someone so i am a little short of cash. He requested to continue with the plastering and not to stop work. In the meanwhile he promised to make the payment in one weeks’ time. So i trusted him and carried on with the work. After one week he said i will come to Pakistan than i will make the payment. I still carried on with the work. During that time it was brought to my attention by my project supervisor that there is an issue with the covered area. I checked it personally myself than i had that verified by Nadia the chief architect of Bahria town. She said we made a mistake and there is at least 200 or so sqft more. I got that in writing from her so i can’t be blamed in future for hanky panky. I showed the written proof by Bahria town’s chief architect to Nadeem. He said we will discuss this when i come to Pakistan. When he came to Pakistan the ground portion was plastered and 60% first floor was plastered without any payment. He visited his house and started making excuses that you should have done this and that. I told him that we did everything according to the Map approved by Bahria Town and by you. He again said that Map is wrong. I told him if you was not satisfied by the map than why let us start work on your plot. Than after all this he said I will make a payment of Rs.80,000/- the next day and you carry on with the work. The next day passed and no payment. I asked him about the payment. He said that I should carry on with the work using my money and he will pay me after it’s done. I refused to work like that. I stopped the work and told all the labor not to work till we are paid. He and his friend called me few times, asking to continue with work and that my payment is safe which will be paid on completion. After few days passed by he started calling me that my work is not good and he will make sure I don’t get any more clients. I ignored all his stupid comments about destroying my business. Now he is saying he kicked me out before plaster. You owe me over 5 lacs. I have not called you once to ask for that. It was during the holy month of Ramazan, I asked him for my remaining amount. His reply was “what if I don’t pay you”. I told him if you’re satisfied with that in this holy month than its fine. Since then I get a msg from him every once a week or so threatening me and what not.
Thats all my side now you can listen to his side and decide for your self.

i spent 3.5 million and and our contract was 3.7 million and he started cheat in second floor.
He run away when i caught him red handed because my brother in law and other dealers friends reported me in every two days.
What was remaining when he run away boundary walls and plaster was remaining.
Any body can visit there still old ground floor plaster is there which i will be plaster again because sand was dirty.
According to him plaster people are Chatrali but those people are Afgani who don't know work.I took ID photo of this Afgani guy.
I have complete recorded conversation and pictures of this building but i can't share over hare if somebody want i can share by whatsapp.
I just shared awareness to overseas don't trust to any contractor and don't contract with material.
HT is not just faulty he give contract to another contractor so main contractor was in Islamabad who handle second contractor by phone....
Some contractors are searching overseas who can't spend time for construction so it's my advice to those overseas please stay away to like these contractors.
