I want to buy a house in Isb or nearby societies. My budget is around 12 million +/-. The area should be 8-10 Marla or so. Kindly advise which area is best such as Bahria, Soan Garden, Naval, PWD etc and why.

Well, if you are looking in Islamabad specially, consider G-13 for a 7 marla house, 10 marla house in G-13 will double the budget you mentioned. In old sectors of Islamabad like G-8/9/10 you will get a old/demolishable house 5 marla in this range. And you can get a brand new house in Pwd, O-9 10 marla in 1 crore plus, where prices vary according to location. Bahria is the best option anyway but phase 1-6 are not in your range so consider phase 8.

Thanks for comment. If i have a same budget of 12 M and i want to buy a house so what do u think which sector is better to get good rent like I-9, I-10, G-10, G-9, G-13 or any other in in Islamabad, Or I should spend this money to buy a plot for a good and quick profit. I am little bit confused.
I-9 I-10 will give you around 40K profit if you purchase house in this range.
Buying plots will give you more return then rent.

In Rawalpindi Adiala road there is a house of one kanal 8 beds and demanding Rs 12 million.

For long term investments, plots are good but for regular and certain income, you should invest in a house. Having a ready to move in property that also offers rental yield on monthly basis is something that i would never say no to.
To find the houses in your mentioned range, you should use Zameen.com's search box.

Dear zain 12 million budget is a good range for small house. You can get a brand new house 30 x 60 in sec g 15 in that range with all services. I 9 is also a good option old 30 x 70 house range is around 12 to 13 million but liveable. Shehzad town is another option closer to Islamabad u can find 5 marla new or 7 marla old house there.

My preference is a 10 marla house. So can i get that in my budget in I 9, G 15 etc. Also, one of my friend lives in Soan Garden and he says that I can get a 10 marla house there as well. Kindly provide your guidance on these three options, i.e I 9, G 15 and Soan Garden.

G-15 - Excellent location and good investment ... Excellent location on Kashmir highway and good standard of development
Soan Garden - A little far off location but good investment in future
I-9 - Good location but old style of development
If your looking for minimum 8 marlas than bahria safari valley specially abu bakar omer and usman blocks are not bad you can get a house there of 30x55 for around 90 to 100 lacs easily
By the way u can construct a 10 marla house in f 15 too which will cost u around 13 million including cost of land and construction
I don't think you can get 10 marla livable house in I-9 in this range.

I live in I-9 , The problem with I-9 sector is only 2xsub sector are residental and other 2xindustrial sectors. I agree with Mr.Khan comments, the first thing there is no 10 marla house, the biggest size is 30x70 which is 8.5 marla.You may get demolishable house with 11 m to 12 m but not livable house, My self also looking for livable house in 12M range.
