Cabinet Division Growth Forecast

After studying zone 2 a bit. Can somebody advice.

  1. Why cabinet division is bit low prices as compared to other? I am not comparing by G-15 or B-17.... As compared to others its price is at not rising as other.

  2. Why the sale, purchase is still slow.. .2 years ago when i check the sale purchase was slow and its at same pace till now.

  3. What is the estimated forecast for the growth rate of this society? Any potential growth spike you forecast in upcoming year?

  4. How much growth on investment you foresee if invest for an year.

Sale and purchase transactions in CDECHS have picked up this year and prices have risen by more than 50% this year alone.

But yes the number of transactions is still not too high. The reasons are two fold: (i) members are hesitant to sell because many of them want to build a house to live in and prefer to wait for the society to become more populated; and (ii) as compared to G-15, CDECHS still does not have gas and water supply. However, people have been doing their own boring and are using underground water which is of good drinking quality.

Nowadays Zone 2 societies are getting filled up and the remaining choices after CDECHS are societies near the Motorway which do not have direct access on GT road such as AWT, Gulshan-e-sehat etc.

CDECHS is among the very few CDA sectors in zone 2 which have direct access to GT Road and it is quite close to Islamabad (closer as compared to D-17 and B-17). So in my opinion, with comparatively reasonable prices, it offers one of the best investment opportunities that you will find in Zone 2.

It is difficult to predict precisely the potential graph of price increase in the next few years because there are a number of variables and factors that will determine the end result including rate rupee devaluation, mark up rates, law and order, political and economic stability etc.

The way things stand it is safe to say that prices will rise quite a lot in 2014. In 2 years I will be surprised if prices are not double or more compared to the existing values (at least in numerical terms).

Dear ihtisham CDECHS is a good location society development work is better then average, prices are low due to some reason in which main reason is management of cdechs they are not working professionally and not entertaining dealers thats why investors avoid cdechs but now investors are buying in cdechs and also there is some increase in price. After one year prices will be appreciate minimum 20 to 25 percent inshallah app

@Syed Ibrahim. Sir thankyou for that analysis and forecast. Do you think if one were to buy a plot today in CDECHS for investment, it will be easy to dispose off in a year given the current slow rate of transactions in the society or do you think this will also pick up? Thanks.

Why are plots of 30x60 in CDECHS almost same price as the 11 marla ones? I have seen 200 sq yard CDECHS plots for 24-27 lakhs…is this the going rate or are owners demanding crazy amount? As with 11 marla are fetching 30 lakhs?? Pricing is a little weird, unless the big plots are developed? Still don’t understand whats going on interms of pricing. Any idea of when Gas and water will be available?
