Cabinet Division Or Top City

Dear experts,

Which one in CDECHS and top city is better from access, development standard, facilities, maintenance and management point of view for constructing a house in 2 years?

Cdechs don’t have gas. Water is by boring. Development is by hrl so prices will increase due to big brand developers. Top city is unknown who the developers are? supposed to be mcc but since ceo changed hands they appointed some new construction co which no one knows about. Road access is better in top city - development is at fast pace so safe investment. Tc is value for money at the moment you can get a 10 marla in f block for around 12 lakhs plus 2.5 lakh development charges, which would be around 15 lakhs all dues clear, whereas CDECHS have only 7 marla for 20 lakhs and some sellers are demanding 30 lakhs so prices are all over the place! therefore, would recommend top city as would be fully developed in next 12 months plus by 2 years commercial hub would be built also. Then its upto the people to build up the society by building houses etc…

@ ihsan, 6 months ago my thoughts were different and I believed that the development started way too late considering the size of the project. I was one of those critics that thought that this society would never start development and would never get complete.

But actually looking at the pace of development has shocked me. Eventhough the construction company is unheard of, they do deserve credit for the amount of work they managed to complete in a such small length of time. I don't see why they cannot fully complete the development within the next 12 months or by adding finishing touches by May / June 2015 the very latest providing the development carries on at smooth and fast pace. If development starts and stops like mumtaz city then probably take longer, but since development has started in early in the year - they managed to complete a lot of work so I am convinced now!

Is CDECHS way behind top city? Is there any advocate of cdechs here :). My personal thoughts are not to construct a house near Air port :slight_smile:

CDECHS development is good but not the best work from HRL. Possession is given but most of facilities are not intact...ie no gas available etc...something to bear in mind, plus distance. Is it worth 25 or so lakhs for 7 marla? I don't think so!

Good point about CDECHS, you can construct house straightaway...unlike TC.

What should be chosen between AWT n CDECHS for residence or investment point of view in next 2 years? Which one has higher probability of price hike. Is there any update on gas facility in both. I heard cdechs z giving gas to the ones who are doing construction.

Can anybody let me know if Street 27 in E-17 is developed or not? As per the owner its developed but on Google Map i find no road here:). I mage is of Jan-2013

A lot of grey areas in CDECHS, unsure whats going on. They said Gas would be available soon, but possession is not given to about 20%-25% of the society. Prices are all over the place at the moment and cant make head and tale of it.

Infact the current management of CDECHS seems to be quite corrupt. They have fired the Ex-Secretary of the society almost a years ago due to some internal conflict. Now when any alotee of the non-possession plot contacts them for possession of his plot, they just blame the ex-secretary that he has committed a fraud and has sold all non-possession plots without the knowledge of the society managment; a childish excuse being given to the poor helpless alotees.

CDECHS is a much better choice.

  1. One of the best locations in zone 2.
  2. Direct access onto GT Road;
  3. Closer to Pindi and Islamabad as compared to D-17, D-18, E-18, B-17, AWT, PECHS etc.
  4. Very close to F-15 JKCHS where prices are 3 times higher (so this means there is a lot of juice in CDECHS which you can extract when population increases - according to Ibrahim construction activity is picking up big time)

  5. Development standard is slightly better than JKCHS but less than Multi and Engineering.

  6. Facilities:-

-Water pipelines are laid but so far you have to do boring. This is a common issue in Zone 2. CDECHS is not the only society where water supply is not yet begun.

-Gas pipelines also laid approval is there but gas is not available. Again this is a common issue in Zone 2 not only in CDECHS. Yes JKCHS has gas supply but even B-17 (which is top performer this year) has not started gas supply even in B Block,

SO, potential wise, the only front lying sector with direct access on GT Road still having a good profit margin opportunity is CDECHS E-17/3.

Another factor in favour of CDECHS is that Margalla Avenue will have some impact on its price. Residents of CDECHS will have equal choice between use of Kashmir Highway and Margalla Avenue depending on where they want to go. AWT etc will not be affected by Margalla Avenue.

Management of CDECHS is so so but prices and quality will take a jump when they elect new people. This is the plus of investing in societies.

CDECHS is much better option than AWT or Top City.

Dear ND agree with brother PK1 cdechs is a better option then top city currently ist of all cdechs is a cooperative housing society not a single person ownership so there is not any chance of fraud INSHALLAH. 2ndly cdechs is part of zone 2 (CDA) islamabad top city is currently not is ict Territory. Another important point is that CDECHS is already developed so it ll be populated before top city. As a 2nd option top city is fine but i ll go for CDECHS. There is a proposal of fly over on tarnol railway crossing the day govt started that project cdechs rates will be closer to jkchs rates which ll be a huge jump inshallah

@ syed where have you been hiding? thank you for your insight…what the current rate on possession plots 30x60, 35x70 in CDECHS?

In CDECHS which one is better E-16/3 or E-17? I am looking for 50 x 90 plot anybody can give price idea?
