Caution in buying property against fraud

Dear friends.

I wanted to know if some has met or dealt with any fraud issue when buying a property. For instance say you are interested in a plot and the allotment is under a deceased person. Say that deceased has 2 wives and after you give bayana one of the wife comes to claim her share in the property by imposing a stay order.
Another example could be double registry or allotment where after you finalize a deal a 2nd allotee comes to claim his part.

Most dealers are interested in their commission only and do not reveal such issues even if they know it so not to loose their commission money.

There are a lot of things one has to go through in finding a property like analyzing the area where to buy, then in that area selecting the plot or house to buy, then going through the hectic transfer paperwork and in the end you find you have a disputed land in your pocket.

Well can someone suggest any safeguards against such fraud and how to tackle them. I think even cda sectors are immune to this.
