Want to invest in commercial property for rental income (in rwp/isd)

Total budget 20 million (both plot+construction)

No interest in buying file, has to be at least ready to construct plot

Plz identify ur suggestions as populated or non-populated area

Current or expected rental income

Type of business better in the area you suggest?

Comment on potential litigation/legal issues if possible, thanks

Only option you are left with in this budget is bahria town and pwd commercial plots.

Thanks Saadi brother! Would you like to elaborate a little further where in bahria would you suggest, and what size, kind you think will be better in this budget. If you would advise PWD, then any further details?

Also, this budget won't buy even a shop or office in a building elsewhere? Could there be smaller size commercial units somewhere else that can be bought in this budget?

I will suggest to invest in proper cda sectors, you can purchase a shop or two in a good commerical centres like Emporium F-10 even in instalments but future rent will be awsome plus gain in its worth will be extra. Suggestion

@ Musafar..Sir in bahria you can go for abu bakr commercial,linear commercial,hub commercial in phase 8.On the other hand sector commercial in phase 1 to 6 is another option. In dha 2 you can go for K,L,M,N side commercials..DOnt have much info about pwd but certainly there are many options in pwd falling in your budget.

In proper cda commercial you wont get a good commercial property in this price as f-10 f-11 commercial shops are good to invest but good location are certainly expensive pus dealing with the tenants of commercial property in isb a little bit hassle.

Brother Saadi, can you suggest some names of commercials in bahria phase 1-6 which could be in my range. Will this amount get or construct a small plaza (300 or 600 sf plot size) over there? Do u deal there and be interested in helping me get a deal there? I am also open to consider suggestions from you in DHA as long it is not a file but property with possession. Thanks

Dear musafar i already shared an example of emporium covered shoping mall in F 10 markaz islamabad under construction, booking is completed but avalable only in resale, a new project of covred shoping mall in I-8 markaz islamabad now days in pre launching prices limited time, a new project of luxury apartments booking in G 11 is also available

Another good option but not in cda sector, silk center, a new shoping centre on main murree road rawalpindi near rabi centre. Opening soon for rent, good rental income, but first visit this comercial place, on 7 kanal under ground car parking metro stop touch its wall, modern style, i have adjacent shops 258sq.ft each on lower ground floor investor rate

All the options i shared are secure, now there is agrement after completion of project it will transfer from cda. In silk center there is registry in hand. Brother i suggest if you can buy in silk center and rent it out from now, brands are searching shops in this centre. You may know that commercial rent is almost double than residential. Where should one buy commercial property in DHA for future price rises? All the agents are marketing DHA Phase 8 Block Z and Ex-Park view. DHA Phase 9 prism near the Oval bit is also red hot these days… Any other options?

I am quite surprised to see these few comments on this thread and no attention here from most experts … Any reason? Any other suggestion for a 20 million commercial property investment? Thanks

@ Musafar…SIr already pointed you some options at another thread.For immediate construction smaller plots in bahria 1 to 6 is an option…On the other hand you can go for bahria phase 8 commercial plots but it would not be feasible to construct it at this stage.

Any how for long term smaller plots in safari valley or Bahria Hub commercial near new head office and other hand Dha phase2 as i clear you that i don't believe commercial in Bahria 1 to 6.

I was thinking that those areas are developed and populated, thus commercial property there will generate income right away and will also be 100% safe and stable. Nadeem bhai I read your answer on the other thread now … Where are these commercials that you named, gulraiz? and walayat complex? Are these in bahria too? What is the name of commercial in phase 7 bahria, would u recommend that instead? I am thinking of bahria and as a 2nd option DHA in order to avoid legal hassles … Also I feel that hassles with commercial property renting will be lesser than residential property rentals …

@ Msuafar sir…Sir i personally think that phase 1 to 6 has much better rental prospects.Safari vally has small commercial plots with less attraction business at this stage and over supply of plots is not making it a precious commodity. Rental prospects of phase 8 plazas are low at this stage.

SIr gulraiz has local type of market and that is what nadeem sb is referring to…I personally would not recommend that.Secondly willayat complex is a project of senator ch tanveer which has shops. Phase 7 commercials are good but expensive.
