Concerns About Bahria Enclave

Dear members,

I will appreciate your advice about investment and/or living prospects in Bahria Enclave. I have a budget of about 8-9 millions and was interested in buying either in B-17 or Enclave.

A few things put me off.

  1. They say be does not have an noc but a few dealers told me that having no NOC does not mean much for a person like Malik Riaz and he will pull it through like he always does. Apparently some of his well established schemes did not have NOC for a long time but it worked.

  2. Putting my investment in Bahria sends a few chills down my spine. I always fear the worse given the controversies surrounding Malik Riaz. Can the whole thing go up in smoke one day?

  3. Will the investment grow like its growing in B-17, or more?

Your concerns are very true about Bahria Enclave as the risk is always there but still people are investing there huge amount of money. I personally don't see this scheme being washed away due to non having NOC. Some sources say that they have got the NOC or at least settled down the terms with CDA for the same at least for the developed. If you are thinking from living purposes, it will be a dream living place in the coming few years, if the things went the same way as it is going. I don't see any problem at least with the developed area.

Prices in the developed areas of BE are already sky high, and I think if it sinks, the whole project will sink and if it clicks then the whole project will be a huge success. People hav already made money in BE. For new comers its still a bit risky investment .

If u r skeptical about Enclave,got for phase 8,buy a category plot even if you have to pay some more bucks,in a long run you ll get a huge boost from your investment,you have a pretty decent budget,although the prices are at their peak @the moment,and dont expect a huge jackpot,as T 20 is over now,but still if you choose a category plot in a reputable block you have a fair chance,you can also split your investment to buy two small plots,i shared my personal experience,which has been successfull,just like if you hunt for a car,if it clicks you dont mind paying a bit more for your mental satisfication,regards

Bahria Enclave is not going anywhere, prices of commercial plots in Enclave are high currently then CDA commercial plots, It is going to be a Master Planned community plus a Dream Land for luxury living in 5 years.

Thank Adnan Mr Khan I am not saying that BE will sink I am just concern that it MAY sink. Th possible reasons all revolve around one person. If Thaikadar Riaz gets arrested , dies, runs away etc then the whole thing will collapse. I know he now says that he ahs got nothing to do with Bahria projects and an a board of directors looks after the business but that is for sure a smoke screen. He still is the man and there is no doubt that not everything in Bahria had been clean. So if something crops up , a mad or hones judge drags him or as I say if he quits and runs away or dies, then I am not sure about the future of this one man show, built on lots of dark secrets.

Anything can happen, it beyond any shadow of doubt he deliver and develop good but he has many cases and God forbid what will happen if something happens to HIM all ISLAMABAD SCHEMES WITHOUT NOC Means illegal. As per nation news paper While talking to Daily Times, the senior police official said that the new government that finally managed to arrest Taji Khokar and sent him for 14 days remand would definitely show its power at every cost to arrest Malik Riaz in cases like land grabbing, influencing judges of the Supreme Court, a murder case as well as a case of accidental death in Bahria Town.

Mr Khan I am not saying that BE will definitely sink, its just a concern that it may do so. The reasons behind this concern are very obvious, BE and the rest of ventures of its owner are all shrouded in mystery, controversy and secrets. I know the man claims that he has quit the business and others looking after all these projects but that is obviously a lie and he still is the man running the show. So whenever something happens to him e.g courts eventually get him or the general justice of Allah gets to his neck ( provided all these stories are correct) then where will the investors stand I dont know. We all do know that not everything in his projects is clean so that is the concern!

As rates are going up, buy and then dont wait for long time, sell it when you see reasonable profit on investment

You are correct about all the stories, but still I don't see a lot of problems for the developed area at least.

There is no comparison between BE and B-17.

BE is fast moving, fast development, and offers much better quality of life in the most scenic and peaceful place of Islamabad.

B-17 is also a rock solid investment and good quality living compared to CDA or other societies, but lags clearly behind BE.

Bottom line: If you are allergic to Malik Riaz, then don't go for BE. If you want to stay close to motorway and new airport, then go to B-17. But if you want to make money fast, then definitely go to BE, but put your money in small denomination, e.g., 10 or 8 marla category as it gives best return.

@Isloo. Any specific reason for not including 5 marla in your choice of small denomination plots for Bahria Enclave?

BE is a very good option at the current moment for investment as well as living purposes.

Only Allah knows what will happen tomorrow.
