Construction of a house in Islamabad

Hi All, I am looking to construct a house in D-12 Islamabad. Its a 1 Kanal house with basement, and approximate covered area of 8000 square feet.

Can someone please recommend the estimated cost of grey structure and finish? The quotes from various oranisations vary and not only do they charge a hefty 10-15% of the construction cost as a management fee, their rates of labour are also unclear and very high. Most companies are unable to open up about the labour rates?

What would some senior members recommend?

If you have already done your design process pls share structure drawings and elevation 3D to offer you our best rates.

We do quality works with time completion.

With Material basement Rs.2500 to 3000 per sq ft and other with normal foundation Rs.2000 to 2200 per sq ft these are just idea rates and final can be given after study design and structure drawings.

If you want labour rates idea it is for basement Rs.600-800 and rest Rs.400-600 per sq ft.
