Defence Phase 2 Islamabad

I do not quite understand the bias of this forum towards Bahria Town when it comes to comparison between Bahria and DHA 2.

I agree that Defence authority of Islamabad is unlike DHA Lahore, it has administration issues, financial issues etc etc but saying that it's a ground reality that DHA 2 is far better planned and developed than DHA 1, its population/house construction has kicked up exponentially and now its pretty populated, prices have gone up a lot in last year and it is looking to be a great in society in next two to three years already.

I guess most people who fell for the development quality of Bahria didn't realize that all that glitters is not gold and their is some underlying basic problem in the infrastructure of Bahria which wont allow it to be anything like DHA Lahore in terms of value.

Moreover, DHA 2 has got few mega projects which are soon to be completed and things are looking to be very bright for DHA 2 investors who have held their nerve and patiently waited.

Regarding the prices, now you wont find a decent 10 marla plot in DHA 2 Islamabad below 42, and regarding 1 kanal plots i only have update on sector ‘B’ whose normal plot (3-5 lanes back of main Jinnah Boulevard) is not below 65 and a corner plot goes for 10-15% more and main Jinnah Boulevard plot are minimum at 80 although trading in main Jinnah Boulevard sector b plots might not be possible as their are hardly any sellers.

I did not notice any bias…I think some people are considering bahria town because of less expensive options available there.

I think it all comes down to personal preference. What's also important is to see what you're comparing Bahria Town with. Bahria Town Lahore is by far, the best community to live in as far as Lahore goes. Bahria Town Rawalpindi/Islamabad? Well, not so much. If anything, it's hard to get people to invest there in the first place as it is so between DHA 2 and Bahria Town Rawalpindi/Islamabad, DHA 2 wins hands down. No bias there. :)

I ran a quick search and the results reveal that the price for a 10 marla plot is starting from Rs 3,000,000.

I think you may find out 10 marla double unit house around 125 lacs

My personal experience of DHA 2 Islamabad is real good. During last one year, from Mar 2013 to Mar 2014, the cost of 1 kanal plot on the average has increased from 45 to 60 Lakhs. I think you can't get better ROI than this. But now its not time for investment in DHA 2 because prices have already escalated much and will now increase quite slowly. Its time to pull out investment from DHA 2 Islamabad and buy plot in DHA Phase - 8 Lahore.
