Dear CMY Sb. AOA. Is there any chance that DHA will extend the date of 31 January 2016 for land files. Can you put some light on current status of DHA Multan. When will this launch. I heard from some dealers that it will launch in February 2016. Appreciate if you can give us some latest update on this project status. Thanks a lot.

Launch of DHA multan post poned, what effect will it have on files value ??

This news is out of nothing as January launch date or March launch date have never been given by DHA. All these are guess work based on some relevant information. In my estimation launch is expected in first half of 2016 and mostly likely balloting in 2nd half of 2016. There is rumour in the market about instalment plots which are expected to be announced with the official launch. If these are tucked into phase one then it can delay ballot of DHA Multan depending upon the market response. What will be impact on current file price? This news will dampen the fervour created by these so called deadline dates and file price is likely to come down slightly. Also supply of new files will have some impact on the prices. But ultimately officially launch and balloting will take it 40% higher of the base price.

Dear Admin. Please advise when balloting to be done against existing issued files to land owners/investors ?. And if DHA will offer plots to general public on installment just like DHA Peshawar before file ballot?

SO somebody has made the money out of the rumours …

Eventually dha will earn most but ppl who invested too just they have to wait but definitely many who spread news right now done with counting a file brought 4 lac with commissions so 5 lac from one imagine minimum 300 plus files they have sold in last 4 months 300*5 = 15 crore to big dealers with 84 crore investment

Those who only work on commissions defintely made some too to keep on running successful business , in matter of months those who bought files will earn too , so good for all and no fraud i can say who highlighted this project .

As indicated in above audio file few days ago in detail first installment plots will be first issued possibly near March end than a ballot to be held to select successful applicants but they wont get plot numbers.

After selection of installment successful applicants than later army files to be issued and than installments land and army files ballot will be held to allot plot numbers on a master plan layout map.

ASAD bhai big dealers only make Rs 30000 commission after making dozens of calls plus min two trips to DHA Multan for deal and transfer & taking chance with risking own token with highly unreliable land owners etc. Most Multani land owners are very unreliable if rate 5000 up and they say goodby to deal even after token :). This dont happen in Lahore as often. I found Karachi people are the best never back out of deal even when prices up few lacs.

ASAD bhai if crores are made you should leave your job sell Prism K plot to open real estate office :) or if dont want to sel you jewel in K Prism you can join Lahore Real Estate the largest dealer in DHA Multan files. Make some crores for you and give me some easy croces share too :)

Other post not published here , will be post by admin in which i gave clearance but i meant land owners sold bulk of files to dealers , i did not state any name here but yes estates with investors bought bulk files in cheap. I did not quote lre anywhere .

So it meant lre workforce remained busy in travelling to multan and now back to work in lhr hope so ab lahore walo ka kam ho jae ga

May be dealers of lhr facing this or estates like lre which run on there basic duty commission work but local estate in multan and there office in lhr one on mm alam , enjoyed getting rid of bulk files they bought from land owners at one time . But still u cant say rumors based earning as dha plans same as told ,but only got delayed for one or 2 months . Still a hot project for investment as u mentioned in your audio. And i think those invested or will invest everyone will come out as winner as dha deliver projects .

From picture you showed definitely valid as u said , may be i m totally misinformed and things do not work as i see or said , may be u r biggest dealer of dha multan from lhr , but what about mbs is he a land owner! who got files by giving land or a dha own agent who worked so much intensely from months to spread about this golden project marketing , or a well wisher to public doing social cause , definitely few files owner cant take that much info and work and spread to safe his interest , i think he is big dealer or investor who able to get many files and i do not think commission based dealer need to do as he did . But clearing it first putting that much amount need … And if someone did invest 84 crore then credit goes to him or them and deserved 15 profit :slight_smile: cheers

Asad bhai I know you did not said that about Lahore Real Estate. I know you are a good friend and wont do this injustice to me :)

Asad bhai let me tell you one more top secret.

When files fly like 1 lac each day they have sharp jumps daily like this only when there are NO FILES AVAILABLE AT ALL in market but buyers available in larger numbers. No trading actually possible in large numbers in these sharp rises. Our clients get no files and dealers get no business because no files are available in market during these rises. Even genuine sellers back of or stop selling their files seeing getting calls form 4 dealers in a day instead of getting 1 call every 4 days :). When there are more buyers and no files available in market just prices shoot up and dealers are unable to locks any deals at all. Atleast6 not in large numbers. Making money for dealers is easy in slow and dull market. Easy to convince buyers and sellers during slow times. If dealers were able to manipulate prices like you said DHA Multan price could not have stayed low at 28.50 for many months.

Some people do try to manipulate market but DHA market is too big for any these type of games. Happens a lot in private developers where dozens of dealers get together to play games but DHA have 1000s of dealers and 10000s buyers and sellers so games playing very very difficult for these gamblers.

DHA Multan files were issued very slowly to land investors possibly due to heavy extra workload on very few DHA land branch staff basically due Jan 31 2016 deadline of land transfer staff was all busy for DHA Multan phase 1 registries etc. Delay was Intentionally done by DHA staff or investors or not I got no clue but I know as few of our files get delayed in past 3 weeks first time ever since we started. Work that use to take 3 hours s now taking 3 weeks time. In past 3 weeks files were not available at all in DHA Multan for past few days at any price or the number was extremely lower than past normal working times. Now files are easily available once again and reverse gear may happen during next week due to many 100 files getting cleared/issued in next few days & weeks. (This guess/outlook is for SHORT TERM only).
