If balloting is held by June 2016 then all those who have bought file in the last couple of months will still be winners … Few months delay in property projects is not a big deal. Its only when delay is in years things start looking bad.

Market consumption of files per month was recorded approximately 200 files. Before land transfer closing date of phase 1, huge bulk of land was transferred to DHA resulting in more than one thousand files. Now this is sufficient to keep going the market for next six months without any new entry like introduction of phase 2 files and instalment plots. But this is definitely going to happen as DHA has cleared his table by acquiring the requisite land for phase 1 and is poised to officially launch as well as instalment plots.In this case there are two possible scenarios will develop for bulk file holders.

1) Controlled release files and maintain price. Rest of files taken to balloting by paying membership fee. All this depends on their financial muscle.

2) Flood the market with maximum number of files and let market decide the price. This will drive the price very much to the lowest point. Oversupply will push the prices down and this may go below base price of 28.5 lacs under 'free fall'

Now last question is what would be the best time for new entrants. I think holding back until the base price is reached. I am not saying, it will reach the situation of buy one get one free but you can save few lacs in this good investment opportunity.

In no project of DHA has acquired land with this speed from public. Not in any of the project through out Pakistan. Yes in cases where it was given by govt but not from public. Well done DHA Multan.

As u told Dha Multan has acquired all the land.So it means future is very bright.We should appreciate Dha Multan to acquire land and specially in that region where it was very difficult to get land.There already prices in surrounding societies are very high.

One kanal rate in wapda town is from 1-1.5 crore,Buch Villa(opposite to defense) 115 lac and even newly launched royal city by unknown builder is on 80 lac.It is also hub of education with universities,colleges and schools. Children from all Multan are coming in this region for education.

So location is very best.Only people were thinking that Dha ll b not able to grab land in that area.But this matter is now solved.Expected ballot is in 2016.Plot price of one kanal can b 1-1.5 crores or may b more after 3-5 years. Cus Dha standard of development ll b better than surrounding societies.

So I think instead of looking for minor loss or profit we should look for Great Benefit of future.

Yes totally agreed with saqib sb. Minor loss doesnt matter especially for a person who has intention of holding min for 5 years. Big question here will be that installment plots. If installment plots will be launched in phase 1 then prices of land files will not increase much and vice versa. Although CMY informed as per previous history of dha those installment plots should not be more than 10% if in phase 1. But no one can confirm anything. If the installment plots will be in phase 1 and also higer in quantity. Then it can be stagnant for longer period. Well in any case for a person with 4-5 years holding will surely benefit. I visited the city when i went for transfer and i felt that city is at a place where lahore was abt 15 years back. One doesnt find many branded commercials on that road and in future it will change. Like it is now in lahore. Main road of iqbal town, johar town all commercialised. Same way multan dha has a potential. Well its just my feelings. You have right to disagree.

From 20 years,when anybody want to invest,all are saying purchase anything on Bosan Road u ll b in great benefit and dude it is dha on Bosan Road.So u can image of location and benefits.

I doubt that DHA Multan will bloom like DHA Lahore , yes of course it is DHA it would flourish but after 5-7 years, before that gaining some thing out of it will be fruitless

What are estimated Development charges for DHA Multan?

17.5 lacs per kanal will be likely amount of DHA Multan phase 1 development charges

There is also Metro bus on Bosan Road. Overhead is under construction almost complete.

Dha is surrounded by buch villa,Wapda,model town,Punjab employees,PIA,New kehchary,bahuddin university,women university and many many others private societies.A lot of population is already living there.Roads around it are bosan road,muttidal road and nothern bypass.Actually before v were thinking that it ll come near Nag shah in Multan.So people were not interested a lot but when it came on this location on bosan road.Everyone is interested now.Nobody can think that dha can come on this price on such a great location.In my view price ll go here very high but it ll take some time.In Multan people are more interested on ground plots instead of files.As something ll appear on ground.People are anxiously waiting to buy it.

DHA multan location is good and if dvlpments starts at fast pace then very good returns can come

I want to ask from u the following questions.

1.When balloting of this project ll b done ?

2.After balloting plot numbers ll b issued or it

ll b like Bahawalpur?

3.Are they in process of designing the map or

it ll take time?

4.What is the expected time of possession according to u?

1) Balloting will be inshahAllah done within 2016 Could be held any time during 2016. No confirm official date available yet.

2)First ballot for installment plots applicant will be held and than a ballot for land and army files to be held. In 2nd ballot plot numbers to be allotted on map. If included in DHA Multan phase 1 installment ballot successful applicant to get plot numbers too if not they will go to phase 2.

3)Some town planning done but a bigger layout plan to be done again. One KM long main boulevard and gates already underdevelopment.

Just a note to those who shift their opinion based on one lac plus or minus; it would be very naive of somebody to think they can make wise investment decisions based on these negligible fluctuations in market price.

If you're there to earn 2 lac over 30 lac investment, you're wasting time in a wrong business domain.

Real Estate is not day trading and no investor can claim that he has always bought a property at the market lowest and sold at the market highest.

Frankly a real investor wouldn't sweat a hair for this kinda fluctuation...coz they must be knowing where they are going.

DHA Multan seems a very rational investment on most, if not all the parameters; you can over-calculate things and they will become too messy to make any sense...

If it gets to 32 a day and 28 another, dont mind it, buy it, save it for at least 2-3 years and then see where is it going.

Your target ROI shouldn't be 0.01%. Even if you're a very impatient investor, you should be looking at a price of at least 45 to sell out if you've bought at 32 in this case. And this much potential of ROI is what you won't easily find in any investment elsewhere.

So my dear bros, if you've the heart to spend 32 lac, dont mind spending a lac extra or less. :)

Dear MBS, I was searching u so as I came to this discussion about DHA Multan, plz give me the investment (inside islamabad) advice of 3.5 millions.I want invest 3.5 million, but Where? I need your help? Sorry to all here, that asking question is irrelevant to the present discussion.
