in my view Bahria Enclave could be a good option for a 2-3 years timeline.
You can either get two 5 marla undeveloped plots in sector N for about 4.2Mn with merging. My expectation is, if u buy in the right streets, possession can be expected at the latest in 2 yrs. Pls refer 10 marla prices there that will give u an idea of 5 marla potential.
Or you could buy a good location possession plot of 5 marla in sector H in about 3 million or 8 marla with possession in G in about 4 million.
If u prefer cda sectors n a long term investment then I-12 could be a good option too.
I haven't been a great fan of enclave before esp due to enclave 2 turmoil but i think its maturing now in the sectors where development is done or ongoing.
This is what i can say based on my limited info please try to visit the places n have a detailed look at master plan of enclave before investing.
Pardesi bhai in the early days dha multan file was at 48 lac then it came down to the minimum of 27. And if u remember that was the time i started to recommend DHA Multan that its the best buy at this price. And 27 was the rate exactly a year ago.
As they say timing is very important. U made a better decision than those who bought at 48. Although u havent had realized any gains but hang on in there, u will soon inshaAllah.
If u say prism gained more yes it did but it might not have had the balloting been delayed another year like it had been for over a decade. Am sure this risk factor must have come to ur mind too when u considered dha multan over prism. U picked less risky option acc to that time but the comparatively risky option came up with its due premium.
So we cant really go back in time n compare options in this way. Decision that u took that time had different market factors than what we have now.
All i can say is u r still on the good side of market inshaAllah u will get good returns. :)
