Is it right time to invest in Sector P of DHA Phase 2 Isb. I was told by property dealers that best investment option is sector p. Just wanted to be sure before buying plot. Kindly give your views. Thanks

Yes any where in DHA-2 is a very good idea. If you can, first try to find bargain in L or K because that is in the bigger chunk of sectors KLMN. You will find low lying area within the same budget as P.

For how much can I get average location plot in KLM sectors?

Can anyone tell how far 1 kanal plots in L,P and Q can go. How much more gains can be seen? At most likely what level prices of avg. Plots maybe expected to mature?

Peak prices in the sectors are controlled by prices in A-J. Once K-L-M-N-P-Q are developed, have commercial areas developed and populated they will eventually reach the same price as A-J (the gap will close).

One approach I use as a sanity check on price - sharing below.

For possession plots in K-L-M you could figure out a factor that ok the prices here should be 20% or 25% or 30% less than A-J. 30% less is a very conservative estimate for possession plots - 20% is more like realistic estimate considering the demand.

For example a boulevard plot in A-J if it is for around 170 ish. You could take 170 * .75 (assuming 25% less) = 127. Or use 30% less i.e. 170 * . 70 = 119.

You could do similar calculation for regular plots which are around 120ish in A-J.

For non possession, undeveloped plots you could make the price difference larger potentially 30% - 40% lesser.

I bought dha 2 ext sector c all paid for 30 lakh ,

I think Ahmed has a valid way of calculating prices for the time being. However, in future, i see K & L sector prices going higher than A-J when the current upgrade of Islamabad Express Way is complete. It will make it ideal for those who want to travel to Isb on daily basis. Also it will be idea for those travelling to Pindi using airport road or through A-J sector. Anyways that is my thought and looking forward to experts opinion

At some stage in the future sectors K-Q will be at the start of DHA Expressway which is going towards DHA-2 Extension and Valley. So this will be the bigger DHA as compared to Sectors A-J. At that time K-Q will become more expensive potentially. But this will take at least 10 years.

K to Q is much better option for investment point of view.End of Dec i will revisit Dha K to Q then i will share latest pictures inshAllah.

Pardesi bhai - I have visited that sector L street 28 sometime in October 2013 but missed closing the deal in time. It is a good location even though this area is overall lower ground but otherwise level in terms of the street. It will be good once houses are constructed - the street itself is not low with regards to next or previous street so no issues in construction.

It is a very good location as you exit out to double roads all around. The DHA commercial is also very close. The exit to DHA Expressway through 2nd Avenue Sector N is also possible and not far. The ideal exit could be taking 5th Avenue and then exiting to Express way or drive down to the gate passing through main boulevard.

I visited the K ,L ,M,N,P,Q sectors yesterday. In sector K i found many houses already constructed. In my opinion P and Q are best as they are at level area. Q is almost fully developed except for one mosque which is above small hill and that seems to be disputed land and that is in st 14,15,16 area.Rest of the area is leveled. Sector P is still in development phase but i could see the lot of construction work is going on.

Secondly the there is a separate road apart from the main gate for K-N sectors . There is another gate beside this which leads to P and Q sector. On this road DHA valley office is there. On this main road which is 3 lane both side road there is one small unconstructed road patch less then 0,5 km after that again the big double road started. I have doubts about that small patch but will confirm that from dha office.

In short P and Q are leveled areas as compared to other sectors and i might be wrong but those area will perform welll.

What are the current rates of kanal plot in Q & P? Plots with normal location and plots with good location (corner, near to market & mosque)?

The range of plots is between 75 -90 depending upon the location but i will inform the forum people after consulting with more real estate guys.

I am agree with A M Abbasi sab.Prices rang in P kanal 7.5 to 8.5 and 10 marla 5 to 6 million depend on location.

Q block kanal 8 to 9 million depend on location.I am going vacation in end of Dec then i will share updates inshAllah.
