Brothers, want to share with you my experience related to my visit to DHA phase 2. As far as Sector K,L,M,N,P and Q are concerned, the price is high in K to M and remember that this was once belong to Comners town. Whereas as far as Sector P and Q are concerned, they are fresh developments just started few months back and are developed by Bahria town as you can see the machinery on ground. What I have understood is that Bahria town development standard are much higher so in this respect P and Q are unique sectors within DHA Phase 2. Another thing which I noticed is that as of now Sector Q seems to be flat pitch which makes it unique too in this part of DHA phase 2. I can only suggest that who ever is interested should once visit the place (P and Q).
Zeeshan sb - good observation. Sector Q is good and is flattened out which is Bahria style of development unlike usual DHA development. The only downside to sector Q is that at the moment it is far out from rest of DHA and has some population at height on both sides of it. The price tag is also high - 90+.
Personally I feel P and Q may drop a little bit as the price has hiked too up too quick - and these will take time to get populated. But it is a good height location and will pay off in mid-term but not short-term.
Ahmed Sb, what I believe is that the highted few hills around will be cut after some time. I talked to one resident at a hill. They are negotiating price in the authorities currently. So this should not be an issue after some time.
As far as the location is concerned this is just may be 5 minutes drive away from K,L and M. So if the price in high in thses sector so why not in Q and P once posession will be given?
Zeeshan Sb - you are correct about drive time - the distance from N (second avenue) to Q is 2 kms which is not much.
On the value side - a not so good plot in Sector L is also around 90-95 - same value as Q (which doesn't seem justified) as L is still in thick of other things with houses being constructed. But you can argue that Q is almost complete as well. For P it is a different story and a price of 80+ for undergoing development plots is more likely to see a correction. These are my reasons to wait for this correction before picking something in either P or Q.
90 to 95 in L block are basement plots as of I know. Whereas Q is totally flat without basement. Also Q have direct access via DHA expressway. What I have noticed is that the price is rising with passage of time in all DHA Islamabad and particularly in Q sector
Yes DHA 2 is in a sweet spot in 2015 MashaAllah

If you really want to buy something then buy it now. The development in P sector is almost complete and by the time you wait for price correction it will go out of your hands. I have some photos of streets 5A, street 6A and 4th Avenue of sector P. They are almost in the end of P with ready streets and with electric polls.I can email them to anybody who wants to look at them. Possession time is not very far. Try to find some corner plot or wide street that are very expensive in fully developed sectors. I would physically go to the area myself and choose a nice location and look for an experienced dealer as it is a big investment. Good luck.

Is it an artifical hype or ture,
sector c dha 2 ext was 2975 lakh in janurya 2015 an din 11 months it has crossed 52 lakh plus.
1-what is the reason.
2- should i still retain it or sell it as i am getting aorund 21-22 lakh profit in 11 months.

I would suggest some body who has visited there recently should share their experience if some work has started which might be the cause of the price increase.
It's true prices are rising in Dha phase2 K to Q blocks.I think it's not artificial.
There is some positive signs.
Good development and fast access+Dha expressway and other hand in future new signal free expressway.

The price increase seems natural to me because if you see the new map it showing the new plotting is already in progress of the earlier sectors of phase 2 extension.The area is being shown on the map as A-1. Sector C is an earlier sector By the way I have also seen a recent advertisement for a plot in phase 2 extension sector A. The asking price is 50 lacs. I think the recent progress in the DHA Express Way construction is also triggering the prices positively.The prices of phase 2 sectors A-H and K,L,M,N,P,Q have also changed upwards from last 11 months.Good luck Mr. Curious
