DHA Phase FIVE Islamabad

Many house have been built in M Sector and ppl are living in them, many more are under construction. Location is 1st Avenue,2nd Avenue, 3rd Street, 11th Street, 59 Street and Johar Blvd etc …N is still not developed…

If approx. 12 to 15 houses are built/building in M sector then for sure number of constructions are over 25 in L sector and in approx. 40 to 50 houses in K sector. Please correct me if I am wrong. With the current pace of development houses in N sector needs approx. 6 to 8 months to start construction and the houses will start to be built in P and Q sectors in about 12 to 18 months. Prices in KLMNPQ sectors will increase with the pace of area development.

I visited Dha phase2 K to P more than 4 times in this month and i observed this area will more rise in future because of signal free expressway and Dha expressway.Allah know best.

In my opinion it's not artificial hiking.

I visited River Garden and Jinnah Garden and see prices rise 50 to 70% in last 8 months because of near to Islamabad highway.

Which side on Expressway of DHA-2 will be more valuable in 5-10 years? Sectors A-J or Sectors K-Q? One side has WTC, Lignum developments and GT Road. The other side will in future have DHA Valley (which by the size of it will be a whole city in itself), DHA Expressway, DHA-2 Extension and what might be a very scenic Dadocha Dam.

All views and all perspectives are hereby invited.

For 5-10 years, for sure A-J

For longer run, (10 years plus)K-Q will compete well.

A to J will take another 5 years to be fully occupied. K to Q will interest genuine buyer to build home after 5 years. Till now no commercial no ammenities (parks etc) only few home built with no occupancy.

A to J is bright in present n brighter in future while K to Q has no presnt but has good future after 8 to 10 years. This is my pridiction. I can be wrong.

My vote goes for K to Q. Remember DHA HQ will be shifted. Emmar is already built and expanding. In 5 years, more commercial will start to take shape along with club house, hospital and schools.

Surely A to J for next 5 to 8 years.

Saadi what is your view of MB Commercial Al Ghurair Giga plots near Sector A? Could you comment about it on the separate thread someone has created about it Ghurair commercial.

And by the way Asad Malik has made a very interesting point about commercials along DHA Expressway. It will be a very tough competition betwween A-j and K-Q I have to say.

K-Q for after 5 Years, As rightly pointed out by Malik Asad. Lot of potential with DHA Expressway Commercial, The location of K-Q (except P) near Ling river also gives it a serene environment ideal for a residential suburb. The Centre Commercial is huge and includes Hospital, Club and DHA Head Office.

I agree with Asad Malik, K-Q will be better in future than A-J

Is it a confirmed news that DHA Islamabad office is shifting to K-Q area in 4 to 5 years? Have they decided the location, I mean in which sector? What will happen to the existing grand office?

Have the possessions of plots started for developed areas of phase 2 sectors P and Q. Any news?

Visited sector K the other day and I don't think its remotely ready for immediate construction of a house this year or maybe even next year. Its deserted and construction activity isn't much.
