DHA Phase FIVE Islamabad

Dear Asad Malik, I am new to this blog of DHA, Please can you guide me bit more on prices of the sectors that are expected to get possession in near future, but currently are good price wise for investments of 1-3 years, mainly 10 marla plots. Also advise from investment point of view the comparison between DHA2 and DHA valley. Also if you please put little light on DHA3 and Garden city investment too :), sorry for all the questions in one go.

i'm not an expert my self but i will share my limited knowledge.

K and L already have possession. One can build a house. Price range is from 90lac to 1.5 corer.

M,N,P will be getting possession in the future. So you can look at these sectors. Not sure about the prices but it is less then 1 corer.

DHA Valley is very good for 2 to 3 year of investment. 8 Marla is between 10 lac to 20 lac. Dirt cheap at the moment. Few sectors are ready for possession in the coming months. Go for Sun flower, magnolia, Oleandor and Lilly.

I didn't get a chance to visit Garden city during my visit to Pakistan however i was interested very much. So don't know much about garden city.

10 marla is limited plots in Dha phase2 in L,N and P blocks.Price was 3 to 3.5 million in 2013 after the expressway news prices jump up to 5.5 to 6.5 million almost double so one jump cross already and second jump will expected after complete expressway.

In my opinion still there is chance to increase but little.

In investment point of view smaller plots are always best even expensive if you compare with big size.

Don't compromise with location if location is good then it will always in demand.

Dear friends IMO 1 kanal (50x90) plot has more demand in DHA 2 and a better investment.

Thanks Nadeem sb, how you see now a days to enter in DHA3 OR Garden city, otherwise during the day some time the DHA valley homes of 5 marla, or the 8 marla plots in oleander etc clicking in my mind, what is your expert opinion on this.

Basically i want to bring back some investment again towards Islamabad after my last bad experience of BE2.

Dha phase3 is good option but prices already jump and other hand transfer is closed.

There is something between Dha and Bahria so wait kero until situation clear.

i have got a dha ph2 ext, sector c all paid transferred file.

What is your advice on this. Should i hold it , does it have any future. Or what is the current rate that i should sell please.

Yesterday I received the latest news letter from Zameen.com. It says that sectors A,B and C of phase 2 Extension are being added to phase 2 shortly. This is the reason prices of these sectors have exceeded 50 lacs and I am sure after the formal announcement it might touch 65-70 lacs. To my surprise it also says that these sectors will go to new sector R of phase 2 of DHA Islamabad.

So be thankful to Almighty GOD for this surprise and do a vigorous market research before selling it.

R is underdevelopment, work under progress, but… Developed on Bahria style…all plain , no idea where is cutting area and where is filling area…

DHA-2 Islamabad has gained tremendously from Highway expansion works. And the works are still in progress. Will there be a further jump when the work is complete and people can actually experience the swift drive to Zero Point? When commuters no longer need to be stuck in traffic at various points on the way to Zero Point every morning inshaAllah.
