DHA Valley Future

Will DHA Valley ever get developed? I am hearing its a flop project and might not ever flourish. Need experts opinion before I jump in and invest. Please advise.

DHA valley is not a flop project,

Let me give you an example here, the plots of 1 Kanal in K,L,M,N Blocks which are on the main highway, valley is at the back of these blocks, but this is DHA as well.

1 Kanal good location plot has now crossed 1 crore or at least 1 crore in these blocks, do you think same location a bit far away but on expressway, a 8 marla plot in DHA will always remain 12 lacs ? No, 5 marla in valley will cross 30 lacs and 8 marla will be upto 40, but you have to wait for the developer. They need to work alot. It will take at least 4-5 Years.

In short, it is a long term project/investment, still, not a big investment.

For me the waiting period would be 5 to 8 years.

So why not invest in other options having much sure future then DHA Valley....

Hello, K,L,M,N blocks are not 1 corore for 1 kanal. They are from 42 to 70 depends on the location.

DHA Valley is very very long term investment.

@ Ehsan..No plot of 1 kanal is avaialable in K,L,M,N even in 50 lacs.How can you say that they are available in 42 lacs?If you have any options even in 50 lacs i am ready to buy it now..A good plot in above mention sector starts from 60 lacs and goes upto 90 lacs.

s it wise 2 sell dha valley 8 marla plot rite now n invest it sm where else by adding 10-12 lakh more? n then 1 can buy dha valley again after say, 2 yrs or so.

@ saadi and nasir which blocks of dha valley are safe for investment. In which blocks dha has possession of land

@ saleh..Sir if you can arrange 32 to 35 lacs,Then it would be the best option to get your money invested in dha phase 2 sector N where development is going on..

@ M imran sir initial blocks e.g blue bell,tulip,lilly etc are good to invest..

I was saying dat an idea s floating n my mind dat i shld sell my 8 marla n valley, add 10 12 lakh more n invest at sm better place for may b around 2 yrs. Then after 2-3 yrs, switch bak either 2 valley again or sm othr place instead f keeping my money struck n valley.

I see opinion range that it will take around 5-8 years before possession is granted... You think its still woth it investing in valley. I hear current spike in prices was only by dealers. I also hear there has been a stay order by court too on this project? Seems like too much inside politics.

Need more honest insight opinions.

Be very careful about where you buy land in DHA Valley. Beyond DHA Phase 2 Sectors, K,L,M,N is DHA Phase 2 Ext, and to its sourth is DHA Valley. If you actually look at the maps of DHA Valley and DHA Phase 2 Extension and then actually visit the area you will see that they are several small villages where development is supposed to take place. Plus, development is taking place in pockets at various places. Whether DHA/BT/HRL have taken possession of the land to link these different places is also debatable.

The SC investigation into the Rs. 62 billion DHAI fraud where DHAI handed over the money to BT for development is still sub judice. This could all go either way. Best to stick to plots where possession is available and not deal in files etc.

A 12 lakh plot today, even if it gos up to Rs 35 lakhs in 5 years is not necessarily impressive if you factor in inflation and the fact that plot prices on property where possession is available today, will have increased at a much higher rate.

A good location plot in K L block possession plot is not less than 95, i said 1 crore approxiamately, i don’t think there is any availibility in M,N,P block less than 50 lacs.

@Saadi, there are plots available in 42 range in N block where possession will be given.

85 lacks , commercial investment and willing to hold it for 8 -10 years…property should have some rental prospect too after 12 years…
