But i hear valley prices are declining again after the artificial price boom and they are expected to go down again? Please correct me if i am wrong.

5 marla plot price starts from 2.5 to 6 lac profit, depends on different blocks and plot category if any.

Total price of a 5 marla ranges from 10 to 17 lac all dues clear.

Saleh, that is a good option but you should/must have another option in mind, Top City and MPCHS B-17 can be two good options.

Hammad Arif, I think Bluebell is the best block for Commercial Investment.

Valley prices are stable in the blocks which are in the start Blubell, Rose, Tulip, Daisy are considered good blocks, Lilly and Orleander are considered good as DHA Homes are in these two blocks and development is underway.

Possession can be given in 4-5 years, but i think DHA will give possession in parts, They have to give possession for DHA homes, then may be they have to give possession Lilly, Orleander and Bluebelle, later they give possession in Lotus, Lavender and Iris block which are far behind, and then the remaining blocks, plus Overseas blocks.

Valley is not a bad investment considering in mind the plot prices in Islamabad/Rawalpindi.

Im thinking of buying further plots in Eglantine and Magnolia - are these blocks any good?

The possession of Rose Block, Is it expected in first batch of possession as well or does in your anticipation it comes in later blocks?

  • Scenario: If say Possession is granted in 4-5 years how many years will take to have valley populated before I can think of any Commercial rental income? Just through me any number of years as i need to get an idea as I am kinda thinking Commercial Rental income as well after 10-12 years.

Another Question: Even Map wise which Block seems best for commercial wise?

Considering that possession of valley granted after 6 years, will dha valley will have enough population after 10 years to rent out shops or flats on 4 marla commercial? Please advise your humble opinion....

How long does it take after possession normally for a housing society to become enough populated to consider commercial rental income. Please advise.

@ Hammad if possession comes in 6 years then there will be enough population to build a commercial and get it rented.

I think you are all being very overly optimistic. DHA Valley is many years behind schedule and getting populated in 5 years in 7 years is very optimistic. DHA Phase 2 started in 1994 and it wasnt until 2005 onwards that people started building houses in any large numbers. Even though in Sectors A-J quite a large population has moved, the commercial areas are mostly empty and a rather poor quality of shops and stores are open.

Rawat Airport shosha from Mian Nawaz Sharif pumped Bahria/ DHA Valley. After sucking public, now this this shosha is withdrawn by the Gov. What a sharam naak act was this?
