DHA Valley, Islamabad Boom!!!

From last one week, prices in DHA Valley are increasing, very high demand of plots in all the blocks, and people are selling files which were on loss for very long on huge profits.

Is DHA Valley the next big hit?

Why everyone is shifting to DHA Valley, is it investors game as nothing else remained in zone 5, DHA Valley was the only project which was undervalued.

Comments/suggestions/updated information here will help everyone on this forum.

What are the prices now for 5 and 8 marls there now

Muhammad, it depends in which block your plot is, they are being traded on open certificated rite now, Bluebell block is selling like hot cake, 5 Marla plots are on 2.5-4 Lac profit, if corner or category plot, then 4.5 to 5, Oleander 8 marla is being sold in 2 lacs profit, different prices for different blocks.

What about lavendar ,daffodials and jasmine blocks ?

@ Nasir Bhai! Is DHA valley the same thing as DHA Phase 2 Extension. I’d bought one 8 marla plot in DHA Phase 2 Extension four years ago and since then it was always going on loss. Would you know that is there any price appreciation for it currently. Thanks

Initial booking of files are always risky, up and down like a rollercoaster. It usually the price nearing possession where you have a good idea of whether you will gain good profit. Initial buyers made a huge loss and those who purchase straight after when files were on 1-2 lakhs back in 2010/2011, it was ideal time to invest! prices may decline again, if development work comes to halt.

Which, it will, or atleast get slowed down…I could accept the ridiculous and unexplained rapid rise in prices in Safari valley as being mildly logical, but DHA Valley?!! Naked investor-dealer shenanigans!

Nasir Sb, to me it looks all investor game, few months back similar was the situation, and it slowed down then, Now again the prices are rising, don't know why. But feeling some fishy fishy. I don't think it will come down very much, but might be difficult to sell once the market slows down.

I agree Mr Khan. Its all a game, there is very little on ground to justify this activity. Seems like a replay of phase II extn files game which many people thought was a great investment when prices were rising back in August, now a few months later, prices have fallen by almost 20% from the peak! and that too, in just a few months…That says something.

Like I said before, best time to invest when the property markets bubble burst back along time ago, as files were on peanuts as compared to now! rather than investing in dha valley, you can just increase your budget a little further and buy in multi residencia where atleast its a big name which can be trusted even though they take along time to complete their projects, they do finally get development. I would still recommend valley but not in the current climate, perhaps let the prices correct themselves next year and once they go back to even money of initial booking price then its also good time to invest for long term investment!

A huge buying/ selling is taking place in DHA valley, anyways, let's hope for the best, and you guys are rite, i think it is for the time being and it has reasons for that, nothing is now cheap in Zone 5, plus, till Bahria Town launches it's Karachi project, investors need something to play with after they increased the prices in Phase 8, Let's see.

What are the rates of Bluebell 8 marla? DHA Valley will take at least several years before we start seeing some progress on the ground.

Becareful now as the prices are coming down again. It is a game of dealers and investors. So genuine buyers should not trap in it. If anyone want to sale, then ok, he will get some profit now but buying at this stage is very risky.
