Do Property Advisors Really Give You Advice?

Aoa,

I am a newbie and want to invest something around 1.5 million in Zone-2. I am not sure where to invest. I have met few people property advisors but most of them just tell you about plots. Can't someone give merits/demerits and multiple options previous history of places to help you choose. After all they take 1% commission. If at the end who has to look for everything then why the commission.
