F-16

Any update on f-16 so long long awaited development work.

I had visited F-16 few days back and development work of the main principle road has started with basic leveling. The main electric grid station is in production which will provide electricity for F-15 as well. It looked promising so i purchased a plot there.

Asad bhai , where exactly did purchase and what was the price.

Matrix, It was F-16/3 sector at the starting near to the electric grid station. The demand was 6 million and i was successful in making the deal at 5.6 million.

Its very good investment since development seems continue at consistent pace. Huge price diffrence between developed area(8M and under development(3M) for 10marla

Congrats Asad, F-16 is currently the best sector for living in zone 2.

My intention was to purchase a plot at F-15 however when i visited Pakistan to see the plot that we were negotiating, i was surprised to see that there is wall boundary on the way to the plot so the dealer recommend F-16 Land against plot which i didn't know the details about so after some research i decided to purchase the land against and save on taxes. F-16 land is more available to the society as compared to challenges of F-15.

It’s quite surprising; am also sitting overseas, dealers are offering me 4.5M for 500sq.yard in F-16/4. Are you sure no one cheated you on 5.6M.

Thanks Asad and Nasir for sharing the update about F16. I think Nasir was the first one on this forum to share the info of development start of F16.

What is the amount of development charges on f16 plots?

I think Mr. Asad did right thing as purchased a plot of “plot against land”. This means it was allotted initially to some one who given his land and get a plot with the commitment of society to develop it without any additional development charges ( as CDA policy for 4 kanal land gives 1 kanal develeped plot to owners).

I didn't mention my plot size above. However i bought 600 sq yds land against plot. There are no development charges and taxes for life on this plot. Land against plot are rare to find or little pricy if available for sale. The location of the plot is on the main principle road. So it is a fair deal.

I searched for plot today, 50x90 in F 16/4 is around 40, is this including development charges? what were the development charges for 50x90?

what are the chances of increase in development charges?

Mr Asad you purchased plot at a very high price, market value is just about 3.5M, and no principle road in under construction… The road u visited is the service road of F-15… Someone misguided u
