Fair Game: You Have 80 Million, Every Body Put Your 5 Year Investment Plan

Dear investors, dealers, sellers and forum experts, You have budget of 80 million pkr cash. Put your 5 years investment plan for Islamabad and Rawalpindi considering following rules;

Rule 1: dealers/sellers/forum experts have to put fair reply/prediction considering that the money is your own regardless of promoting/marketing his area of business or selling his property. Also consider that your reply/prediction will be assessed annually.

Rule 2: replies/prediction to be analyzed after end of each year 14 august 201x, summarizing the best reply based on real facts (hike in price, potential benefits, development status, etc) and announcing the best answers.

Rule 3: investors to give credit (appreciation by dealing with him for investment, etc) and prays for his free suggestions.

I-14/3 25.50 and F-16/4 40*80 before nallah is best option for investment till development get mature.

Dear talha people who r working in market don't put there money for five years they shift there investments according to trends. However i would invest 8 million in different project for 5 years. One plot in sec f 16 4 or 3 around 3 million. One plot in e 17 3 10 marla around 2 million. One file in bahria phase 8 extension around 1 million. One file of kanal in top city in block b or c only.

All the respected members... Look at the budget he mentioned.... 80 million=8 crores..not 80 lacs.. Brother i would go for following investments... 1-A 1 kanal corner plot on main boulevard for 1.5 crores in dha 2... 2-A commercial plot of size 40x30 in g-15 markaz for plaza and constructing it.It will take approximately 2.75 crores. 3-1 crore will be saved as liquid cash. 4-A 1 kanal plot in bahria overseas enclave phase 8 for 7.5 million. 5-A commercial plot in dha 2 or a shop on dha business bay or a shop in world trade center for rest of the money...

  • 5 x 1 kanal plots: Top City C, 20 million
  • 2 x 1 Kanal plots: Bahria Enclave, 30 million
  • 1 x Commercial plot 30-65 in G-13 Markaz: 25 million
  • 1 x 30-60 plot in G-14/1: 2.5 million

@Ibrahim, Tahir, Thanks for putting ur plan @Samra: i suggest not to do this gambling mistake :), i already have lost in gold, i purchased with rate of 10gram 24Karot=48000, now =46000, was getting Heart attack while it was dropped to 10 gram=38,000 two months earlier. @Saadi, Malak Majeed: please put ur plan according to 80 Lac.

Sir actually you mentioned your budget as 80 million so i advised you according to that..

My opinion would be to simply buy a 1 kanal plot in dha 2 and it is because of following reasons...

1-Excellent standard of living with the true concept of community living with every thing with in the society..

2-Construction of houses at a very massive level has started.

3-Upscale gentry is living there.

4-Spike in prices and element of speculation is less as compared to other societies and its pricing are gaining uniformly hence there is no chance of the drop in prices.

5-Excellent for both living and investment view point..

6-Above all it is administrated by one of most strongest,reputable and respectable organization of pakistan..

Dear IB My recommendations are priority wise. Very simple for living Bahria and CDA developed sectors and for investment E-12 and G-14. Mian Nadeem

@Mian Muhammad: thanx for the clarification. You are more inclined towards G-14. Does it have any chance of development in the near future?

Development of G-14/ 2 and 3 is ongoing but at slow pace. Price are going up every day. It seems that by the time development is complete, prices in G-14 will cross the adjacent G-13.

Thank you Malik Majid for this update. Perhaps thats why prices in 2&3 are higher than g-14/1. What about the development of g-14/1? Is it expected in-lined with 2 & 3 or it has some issues? I think this discussion is being done in a wrong post. I post it in its relevant thread.
