At last, Bahria Enclave bubble has been blasted. I would like to have your comments on:
1. Now, what is the future of Bahria Enclave?
2. Bahria will complete development work on scheduled time or now it will not be possible?
If you are talking about Bahria Enclave 1, Islamabad, NOC is still pending, they have no NOC as per CDA, development is underway no doubt, but they are just announcing new prices for new plots but they haven’t given possession to 5,8 marla plot allotees which were booked at the start, it will take time and bubble has to burst.
@Ch.Mohiz. I visited enclave a couple of days ago and I did not observe any major price movements in BE 1 while BE 2 is still in registration phase. Can you please explain as to how you arrived at this conclusion i.e. Has there been any sudden fall in plot prices for enclave 1? Thanks.
I don’t think any sort of bubble anywhere.I am afraid if so called bubble got burst what would happen to small societies as big societies have the capability to survive.
Pakistani real estate survived during financial crisis when majority of overseas Pakistani lost their jobs. Now people r having jobs and even more people moved to middle east.

Dear Mr. Khan, Surely i am calm,,,,but i visited BE on Sunday and observed that all the dealers are also calm...it was not the situation two to three months back.

Investment and attention is moved to Karachi project now . BE ll be steady and i don't expect jump in near future.
People who r having 5,8 marla in Enclave 1 are still searching for their plots after 3 years and how do u expect from Enclave 2 :=)
@apple completely agree with you.
It seems BT is completely focused on karachi n sindh now. They have got their old friends n support there. I expect prices will become realistic soon. Also investors from khi have a local investment choice now.

5 and 8 marla plot allotees are looking foreward for the possession but it is not on the cards.
It will take time.
Whole bahria town is passing through correction phase and once prices will be corrected,that would be the best time to buy the plot in BT but only with possession plots will be good to buy…

Correction Phase is not going to give location/Possession of 5&8 marla plots at Enclave 1. Enclave 2 is still mystery ,even though i bought myself :=).
@ amjad sb…Sir i am foreseeing the correction and stagnation period of 6 to 8 months in phase 8…I can be wrong though…
Thanks Saadi sb, I am hearing similar projections from other sources as well. My main concern is that if this correction lasts for a prolonged period, it could have a knock-over effect on the rest of the Isb property market also, barring a few areas. Let see how things develop.
@Apple. Enclave 2 payment schedule has been extended to 4 years making it a very feasible option on installments. I think 4 years also gives sufficient time to Bahria to sort out any of its issues. Although at this stage, you are right in calling it a mystery of sorts.
I received the form receipt today after submission , it mentions 3 years installment plan (12 installment , 250,000 each except the last one is 244,000).
I also planned to buy in Phase 8 but now after looking at downward trend i am just holding my money
Right now; it seems BT is just collecting the money as much as possible from the investors of whole Pakistan by launching new projects in diffrent cities without completing the previous projects. Once they absorb the maximum possible money then they would have ample time to think how to proceed further.
Any update regarding BE2 islamabad. It seems it has gone under complete silence.
