Future of Gulshan-e-Sehat, E18, Islamabad

I always thought it a dead society in terms of investment opportunities. Though it's development standards are quite decent, it's location is a big downside.

But like all other schemes, it has seen some rise in prices. Price of a 30x60 plot has reached 14~16 lakh.

My 1 kanal plot has seen a jump of around 2 lakh in past 2 weeks.

Talked to a dealer, and he said if you don't need cash in emergeny, better keep it as prices are expected to rise further.

So need advice from you guys whether to keep it or sell it now and invest somewhere else (other than tc/mc, as somehow i'm not comfortable with those two).

next 6 months will be good for zone 2 inshallah as there are bright chances that cargo will be start in new air port, kashmir highway section 3 work will start, AWT interchange will be functional so if u dont need money or dont u have any other good opportunity then keep it for next 2 or 3 months

I was just wondering if it makes any financial benefits if i sell now and invest maybe in AWT/E19 etc.

Basically, I want to know the comparative jump in prices that can be expected E18 vs others, considering a scenario of six months from now on.

Its still a dead society. 1 Kanal plot can be bought in around 2.2-2.4 Million.

There is some change in management this year but lets see if this development activity continues. This society has been neglected for long but has great potential as prices are much lower compared to surroundings i.e. PAF Tarnol, F-17, D17/D18, Faisal Town.

Wow, just recieved a call from a dealer asking you had a plot in Gulshan-e-sehat, and what are details.

So must be some development going on. My cousin has a 30x60 plot, and told me he's getting profit of around 2-2.5 lakh just in few weeks.

It means time to hold on still... :-)

Thanks Sir. Needs to be seen if upward trend starts and continues for some time. Depends on development being sustained.

Google has updated the map of the area to Sep 2015, and I can see some houses built. It's definitely a positive sign.

It is indeed a positive trend and I hope it will continue in the future as well…

Please provide the rates of E-18 plots.

Please also advice if they are possession plots and if it is buying or selling time.

Advice if it is good for investment of around 2 years.

Buy in D18 much better .

E18 and D18 are now connected so that D18 residents can take advantage of access to Fateh Jang Road and more importantly the Fateh Jang Motorway interchange which is 2 kms from E-18 entrance.

This access has also opened up E18 for access to GT road via D18->D17 or D18->Paswal Road. The AWT interchange access is also through D18

The rates of low lying plots in D18 adjacent to E18 are very much comparable. The higher level plots are much pricier in D18.
