Prices of pechs are relatively very low compared to adjacent societies like top city and mumtaz city.
10 marla plot in m block is available around 25 lakhs.
What could be the reason behind it.. Direct access to kashmir highway? Or any noc issues from caa or rda? Or anything else?
Experts opinion/discussion is requested.

They have development issues, old infrastructure except K.M block. May have some future prospect, location is good, wide roads, easy approach. Medium option in such price. Low investment, low return in future.

I think K and M blocks are quite good, and might give good return in future. M block 10 marla with in 25 lakhs. In that location, no other society offers this, plus these blocks are owned by some other company, so better prospects from futuristic point of view compared to the rest of the society blocks. I checked all NOCs are clear and recently one plaza started construction in M block.
These two blocks might give you the best return in 1 year time in that area.
K & M block location is very prime. They are just 3 km from motorway intersection.
The only concern is if they will get access to Kashmir highway.
There is a bleak chance of getting access through Mumtaz City- Kashmir Hiway,
rest it's access will be through Fateh Jang road, using either its current entrance OR an entrance through Block K.
Mumtaz city will never give access to PECHS until the last piece of their land sold out.
In future all nearby societies will get access to NIIA link road. Now it is upto Mumtaz City management that when access is they allow PECHS
PECHS rates is way towards lower side, even if access is assumed through Fateh Jang road…I am talking about newly 02 developed blocks of PECHS… Which seems to have better development standards.

PECHS offers possession of plots with all the basic amenities like water, gas and electricity; Whereas, adjacent societies have yet no connection of gas. Roads are not in good condition. Management of the society does not seem interested in the development of society. K & M Blocks are owned by Extol company and they have developed these blocks in a better way. As the rates are comparatively low in this society, so slight adjustment in rates is expected in near future. If the society management succeeded to get a link road from Kashmir highway and start carpeting of existing internal roads of society, It may boost the prices of plots. It is my personal opinion which might be wrong and I am not a property expert. Property gurus are also requested to kindly share their expert views for investment in PECHS. With regards.
By saying that Mumtaz City will never give way till all their plots are sold, does this formula of Mumtaz City applies to Gandhara City as well?..
There was an agreement made a long ago between Mumtaz City, Airline Avenue and Airport Enclave that these societes will give access to each other from Airport Link Road as well as from Fateh Jung Road through Sir Syed Ahmed Khan Avenue. Therefore Mumtaz City has no choice left to retain Gandhara City from getting access through this Avenue.
Strange that dealers in these Forums are excited about IECHS, but have not much hope in PECHS…

There are 02 blocks with new development and still going on ground if you visit there,..two block M & K. They belong to the Company Extol.

And the most strange thing is that promoters of a dead society like PECHS hv now brought a new masterpiece in market and i.e. IECHS
Visited pechs yesterday. Development in block K & M is in full swing. Parks, plantation, swings etc
Construction of 2 commercial plazas is started in block M.
Electricity connection is still an issue, but the society is giving possession of these two blocks.
This good news, there can be some calculations and predictions regarding the future but no one can be 100% certain except Almighty Allah SWT.
Considering its location, PECHS is at very low prices, which makes it a bit attractive, and its last 02 blocks are not dead at all. BTW this info is for only who can think a bit ahead of typical dealer tactics...
IIAP is expected to inaugurate on 16 April. PECHS might get attention of genuine buyers like employees of IIAP to construct their homes due to availability of water, gas, electricity, its close location to airport and low price. PECHS management should think on these lines and start their development i.e road carpeting, society face uplift and if possible, link road to Kashmir highway etc and marketing to attract these genuine buyers.
