Pk1 bhai you are the expert but in my humble opinion, E-11/D-12 is the best for living and investment. Reasons being:

Development Standards
Posh Residents
However, with G-13/14 there is good amount of juice left for profit whereas with D-12/E-11, rates are saturated.

D-12 prices are stagnant right now…that is until development work can start by CDA and it can get more populated which can take some time…However, D-12 is closer to Margalla hills and hence can be considered a more scenic sector…G-13/14 Prices are increasing due to multiple factors including being on a better location and having better access to rawalpindi, Islamabad and Motorway, Having more population and Being the sectors to have prime access to Kashmir Highway…They can be considered more business oriented sectors…
