Please guide me as i am a first time buyer and need to purchase plot in either of these locations.
Please give me details of all pros and cons of these two locations above.
Also whats the best size of plot for construction of a house.

Dear rss G-15 is a developed cda sector under supervision of jkchs. More then 1000 families are living there gas electricity water ptcl is avalible there. Pvt schools departmental stores medicine stores are there.Location wise its very good only sector which will direct access kashmir highway and gt road. Bahria enclave location is not better then g-15 the only advantage of enclave is bahria high quality development.

I think there is a big difference in g-15 and bahria enclave in terms of location. I admit that bahria development standard is always outclass but g-15 and f-15 in jkchs are a very very good location compared to bahria enclave. They are in islamabad zone ii which will have direct access to roads coming from zone 1 so that zone 2 and zone 1 will become merged. Also, zone 2 has new airport in it. Even at the moment, approval has been given for g-15 to access kashmir highway so this society will be quite close to g-14 and g-13 (a few minutes drive). Personally, i prefer f-15 also in jkchs because this is better than g-15 in terms of streets etc.
On the other hand, for bahria enclave you have to go to shahzad town, then turn left and then drive a long distance to reach there.
I agree to some extent with the points raised by s. Ibrahim and pk1.
Bahria enclave is a bit far, the access roads are very good in terms of traffic. The roads access from g-15 are not that good. Development and facilities wise bahria enclave is far better then g-15 / f-15.
In my personal opinion it is a matter of few years that life in bah enc will be in full swing.
I am confused really. If i go for standard of development then it seems you guys are recommending bahria enclave but locationwise g-15 is better as you say.
I need to build a house where i can live in. Also rental value wise which is better location and what would be the rent approx.
Can you also pls guide me about size of the plot , what is the best size to build a house.

@rss …You are on the right track. When you have difficulty deciding, then let the market decide for you. The rental value in jkchs is much higher than in bahria enclave. I admit this is partly due to the fact that g-15 is older and more populated but then you can test the value of rent in f-16 (which is newer) and compare that to bahria. You will come to the conclusion about where the market forces are pulling.

Do you know current market prices in bahria enclave?
10 marla developed plot is 40 lacs plus? The booking price was 30 lacs and the last installment was completed by 20 january, 2013.

I agree bahria enclave has value in terms of price which is because of standard of development and landscaping. This is better as compared to g-15. G-15 is not as great in development as bahria but it also has a reasonable development standard with 40 ft and 60ft roads and underground electricty. Jkchs rental value will always be higher because of proximity with more places and commute is more convenient. It is more central location - near both pindi and islamabad. Easy to get to motorway, gt road and new airport.
