G-15 or F-17 h-13 or Bani-Gala or where?

Dear friends,

Can you guys please share your thoughts on my following questions. I am nrp and need your expert opinion.

1) which sector is good for both investment and living ,f-15, g15 or h13?

2)10 marla flat in g-15 is about 4-5 million and 8 marla plot is about 3 million,so which one is the good option i.E buying flat for 5 million or to buy 8 marla plot and build a single story house on it.I don't know how much it would cost to construct a single story house on 8 marla plot, any guess?

3)any thoughts about bani gala, i heard it's nice suburb to live in,is it true? If true how much would be the cost of house there let say 5- 10 marla house?

4) what would be the ideal location in Islamabad or surrounding areas to buy property,having good residential plan and that will give you good return in near future.Must be ready to built a house or constructed property available to buy.

My budget id 4-5 million.I will appreciate your kind feedback on my above questions. Jazak-Allah.

For investment Islamabad is not a place as influx of this city is not significant. Bahria or DHA is as it is close to Pindi.

Main attraction of Islamabad is NGO and diplomats

My opinion :

I believe once Centaurus project is completed all diplomats and NGO will move there leaving behind almost empty posh unsecured CDA sectors. Because they are building this place for diplomats and NGOs only so that they can work live and shop in the same secure gated place. I am sure they will 100% avoid nasty conditions of Pakistan.

  1. G-15 and f-15 are proper sectors approved by CDA with electricity gas PTCL. Properly developed 40 feet wide street with commercial markets mosques and parks. Roads are right now not so good there. H-13 advantage is its location opp g-13 near to main Islamabad but its developed by private people CDA exempted land so not like a CDA sector.Location wise H-13 is better atmosphere wise G-15 and F-15 are much better.

  2. With due respect 8 marla plot in g-15 starts from 3 million but a good location plot and level plot is minimum around 3.8 million. Flat is a good option as you can get it in your budget if you can buy 8 marla plot and construct a single story on it will cost you around 5.5 or 6 million and you can make another story any time in future. Plots appreciation is always more then residential flats.

  3. Bani Gala is a very good place. No dust near to Abpara. In bani gala you can get marla from 2.5 to 4.5 lac depends on location. It's a good place but not developed like a sector.

I appreciate your thoughts and opinion.You are right its better to buy already built house or buy plot and built a house on it.

One more question; what do you think about Bahria and DHA? I believe 7 to 8 marla house in Bahria is around 6 to 7 million. I never been to Bahria but saw some video clips on the you tube and it seems pretty decent area to live and raise family.Can u please comment on Bahria and DHA. Any feedback is highly appreciated.

Dear Brother Khan,

If distance is not a matter for you as its away from central Islamabad then there is no comparison of Bahria development and other facilities. It's a bit expensive living but quality living.
