I want to buy one Kanal plot in NFC-2 or Sui Gas-2 to build my own house, as it is within my budget.

@Pervaiz, I reckon your budget will be around 2 Million so NFC 2 could be an option but only if you could invest and forget about it for at least 3-5 years.
Keep in mind it could appreciate for one of two reasons:
If management starts actual development which they are not currently doing at all expecting bahria to acquire the raw land from them.
Bahria decides to acquire it, which in current circumstances seems a remote possibility coz they are already struggling with F block and Golf view blocks.
A similar choice could be DHA EME 2 (DHA City)
but with both these options, you should have at least 5 years plan in your mind.

NFC Lahore phase 1 was a state of the art project in its time and now time is getting closer and closer to actually see NFC Lahore phase 2 to become a reality too. Prices in NFC Lahore phase 2 are just dirt cheap when you look at compare it with even non possession Bahria town plots prices. I agree Bahria Town is Bahria Town nothing come closer to it BUT my friends we as investors have to see many other things. NFC Lahore phase 2 has lot more room to give you better return percentage wise than Bahria town. Gains in Bahria Town Lahore will be lot less than gains in NFC Lahore percentage wise for a 2 to 5 years investment. Why? Just a few reasons.
I dont know when but I am 99.9999999% sure one day in near or long future Bahria Town Lahore management will take over NFC Lahore phase 2 just like they have done it many times in Islamabad for many smaller schemes. NFC Lahore phase 2 location and especially its direct access to Multan road and possibly Lahore Ring Road southern part and still lot lower prices of NFC Lahore phase 2 makes it a perfect target for Bahria Town take over that will be loved by NFC Lahore phase 2 current owners and even management. Bahria town may pay lot better salary than current pay :) .
NFC Lahore phase 2 is currently under development but pace is slower than expectation. I think NFC Lahore management may be slowing its development on purpose so in future Bahria Town could add few things here and there for making some money from takeover. In real estate investments locations and access is most important thing. Development standard is also very important. Development standard of NFC Lahore phase 2 is very high quality for this low prices housing society
Sui Gas phase-2 is better option!!!
Its not possession... But balloted on ground plots... Development working is way more ahead in Sui Gas-2 than NFC-2, and its phase-1 was also a successful scheme which is now surrounded by main DHA. Phase-2 infra is almost complete as far as i got information 2 months ago. Possession can surely be expected quite near than NFC-2 and its a 1 Kanal and above officer's scheme...
So i guess for the time being, its value for money in your current budget, you might need to raise your budget a little in order to get a better location plot.
1st choice AWT phase-2 and then second choice Sui Gas Phase-2. Possession is available in AWT phase-2 and its location is better as well. Its enterance is directly from raiwind road. Sui Gas possession will take couple of years and its located at back side of AWT. One plus point for sui gas is that it is comnected with bahria town from inside.
Sui Gas phase-2/NFC-2/Bahria... All would be connected at their backs.
Its possession will take less than two years... As far as i have the information!!
@MBS what's your opinion forsui gas phase 2 future, can you advise why price in Sui gas 2 is higher then nfc 2. Any idea about 5 Marla and 10 Marla plot price in Sui gas 2.
Further can you suggest any good society which have good potential to double its price in next two years. I like dh eme 2 becz of location but many tv talk shows and becz of zero progress I am not able to decide. Please assist.
