I Want To Build A House Within 6-12 Months... Please Advise

I want to buy a plot to build a house. My budget is 12 to 15 lacs for plot. The plot size min 7 Marla to 1 Kanal. I want to start building after summer so it should be developed. I need advise about good societies which have easy access from main Islamabad like blue area. Also kindly advise regarding development standards, green areas etc. Also availability of facilities sewerage, electricity etc. I was thinking about places like Gullberg, and sectors nears tarnol.... But have no idea of status of development there. Other places like bani galla, barakahu etc if there are some good standards....

Any other suggestions.... I will be very thankful.

Dear brother shahid Due to our range we have to compromise a little bit distance wise or even development wise. If u want to construct ur house with in 6 months then go for developed and ready possession area. In ur range brother u can check bani gala 5 marla plot , pwd 5 marla plot, bahria phase 8 , e 16/3 7 marla plot and e-17 /3 10 marla plot. All of above mentioned options are under possession. Distance wise bani galla is best option as most nearest point from blue area development wise bahria phase 8 and infra plus cda sector wise and commercially e 16 e 17 is better option. Rest allah knows better

Thanks brother Are e-17,e-16 developed by cda..? And its ready for construction. Additionally is there any townships in banigalla? I have spent some time in lanes peshawar road plus i9 and i just dont want to go for congusted area. Are there any green areas in e16 and 17. What are your views about gulberg? And any other societies near bani galla? Bahria town phase 8 i think is far away....

E-16 and e-17 are cda sector under cabinet division cooperative housing society and developers are habib rafique well known firm also developers of dha. Its ready for construction. There are some local plotting in banigalla but not any proper town. Gulber is away from islamabad and non developed area

In my view e-16 & e-17 are a bit congested from internal roads point of view as compared to bahria phase-8, though it is 40 kms away from capital but still the quality of development & maintenance is much better as compared to cda. The roads are wide, maintenance is a phone call away, no problem of electricity /gas load shedding. In view of your budget you are a bit short. You can have well constructed house on 30x55 plot ranging from 7 to 8 million pak rupees. If you go for 25x45 plot size the house would cost you from 4.9 to 5.5 million.

I am also looking to building a house immediately. I have a plot in bahria phase-8 n block are they are handing over for construction its size is 30x55, in iam interested in 35x70 size to built, it there any possibility to exchange the plot 35x70 with 30x55 size and to construct.
Please be specific in your recommendation, i will be taking your word to finalize the project.
