Investing in bahria phase 7 ? Pros and cons ?
Only gambling no pros and no cons . It is at Very dangerous stage the bahria is with respect to its future and survival.
My advise not to even pass nearby of bahria. Or give very very short entry and exit the moment you get anything out of it and say Salam u Alaikum to bahria.
This is purely my opinion and anybody can disagree with me.

Bahria phase 7 is extremely attractive in terms of its location,and has been deliberately kept at the back burner by bahria itself,as it is more keen to make phase 8 a success, as it was one of their mega projects of the decade,as soon as phase 8 gets populated they ll automatically divert their energies towards phase 7,which due to its location is a hot cake when ever ignited ,as bragging phase 7 before would have made phase 8 as a second choice for investors and the genuine buyers,

I partly agree with the opinion of Crore patti. Bahria market (especially phase 7, 8, valley etc.) is quite turbulent these days and transaction prices have fallen by over 10% from their peak reached in November last year. Whether anyone wants to buy for investment or for genuine reasons, it may be better to wait for a month or so to let the market settle. Prices are still moving lower.
If the purpose is to go for high-end investment, DHA 2 has remained quite resilient so far, so it may be a better option.

Thanks for your feedback, Phase 7 Commercial and Residentials both are highly recommended by Estate Agents. The Road Network predicted to be linked with Main Roads, anyone has got ideas about it ?

Phase 7 is a good option as construction activity is going on and genuine clients are in market…
Prices in bahria is coming down in these days so be careful to invest should wait because i have a one plot in safari valley 2 months back dealers offer me 48 lakh now i can’t sale in this price now they offer me 44 lakh the reason many investors moved to zone 2 so it game by dealers thanks regards.
Market is going down in most islamabad sectors too including B-17.It went up too high in last 2 years.
Phase 7 is good for living but not for investment.

We are only talking about Lahore - Phase 7 here unless the islamabad prices has got any impact on lahore plots ?
Well it could be surprising for everybody that you were discussing about phase 7 bahria town lahore.I don't know about phase 7 bahria town lahore.
But yes real estate prices of islamabad will also affect lahore real estate too.
If you could see prices of dha phas 9 in lahore,already prices has been depreciated by 10 percent.1 kanal plot in dha phase 9 was 53 lacs in september ,now it is trading at 48 lacs.Other real estate sectors of lahore will also affect with over all decreasing prices of Rawalpindi/islamabad. Exceptional cases are always there.
This is not unusual that prices of real estate of one city can affect other city's prices too.This happens everywhere.If US stock market goes down, it's affects could be seen all over the world.If KSE goes up, LSE and ISE will also follow it.If world economy is in recession, it's affects could be seen everywhere.Lahore plots doesn't exist in isolation.
I have got couple of offers in a separate inquiry generated to multiple owners and real estate agents.
along with all fixed prices for Down Payment and Installments - OWN Price is something fixed by individuals or opportunity based.
anyone can suggest how to determine the right OWN price in Phase 7 ?
