Investment Advice For Overseas

Aoa,

I am living abroad and plan to move back to Lahore some time this year. I am looking for some advice from the respected property experts on what can be my next move in property investment.

Last year when I decided to move back I started buying plots/files with what little savings I had to be able to gain some profit on it and finally invest in a commercial property or a house to generate monthly income.

I currently hold a DHA 9 5 Marla file, a DHA City 5 Marla file, a 5 and 10 Marla plot in NFC 2. These seemed to be the best opportunities for investment at the time and I am thankful to Allah that I didn't make a loss. The gain on the actual investment is currently not as much as I hoped it would be in order to achieve the final goal. Now that the time is close for me to move back i have no idea how to move ahead towards buying something to gain monthly income.

Any sincere advice would be greatly appreciated. I am sure plenty of people living abroad follow the same pattern and will benefit from expert opinion.

Plan to invest in Islamabad - proper Islamabad Capital Territory schemes.

Don't you think buying and selling would be a big problem as I will be travelling back and forth all the time.

In my opinion you can go for Bahria Orchard low cost as it is near to possesion and after possession the prices are supposed to increase.

I have the same kind of scenario which Basit explained. Except!!

  1. I don't have any property yet.

  2. I expect my total savings that is to be invested in Lahore property, till my upcoming visit (probably by late DEC 2014) to be totaled above 8.5M IA.

  3. I dont have any preference currently for monthly rental generating profit options.

All Experts, please provide your valuable help by giving the most appropriate, honest and bias-free opinions to me & A. Basit.

Also do you know around what time of the year they will hand over possession?

The current rates in Bahria orchard varies from 14lac to 17lac for 5 marla and 18 lac to 24lac for 8 marla plots. The difference in amount is due to the location and blocks.

In my opinion you should try to look in A,B,C and D Blocks as they are well placed blocks and development work is completed in these block. Furthermore you can check out the listings on zameen.com t get the sense of price.

The bahria orchard low cost also known as bahria orchard phase 2 have just 5 and 8 marla plots. The possession is expected to be given around July but the final date will be announced by Bahria Management.

Can you please tell me why low cost sector is called bahria orchard 2. Is it outside of the society in a different location? Also why is it low cost, does it have smaller sized roads and less amenities then the actual society?

I mean there has to be a difference for it to be called and sold at low cost :)

BAHRIA ORCHARD low cost is within bahria orchard and the reason it is called low cost is because it was launched at lower prices. Bahria orchard low cost was laumched in early 2010 and prices for 5 marla plot was around 5.5 lac and 8 marla for 8.8lac on 4 years easy installment. This is the reason it was called low cost so that the lower middle class can also get the taste of bahria standard living.

The development work is of good standard and there are roads from 40 feet to 150 feet.

Do visit it before you buy...

Could you please confirm is this is not just one of those rumors flying around and it is confirm that Bahia will hand possession in July.

I am overseas so unfortunately I cannot visit it myself and evaluate the facts. This is basically why I started this thread to get expert opinion from people who know on ground realities.

Most overseas people get tricked by flashy images and and marketing campaigns with no idea of on ground realities.

I’ve two plots (5 and 8 marla) in Bahria Orchard’s low cost scheme. I’ve visited it twice and it’s upto the standard of any other Bahria project. I agree with Waqas that the reason they call it low cost is because they wanted to give this opportunity to everyone.

This is definitely under priced if it up to Bahria standard. I think the location might be the reason why prices are low. Nevertheless, bahria development and overall structure never seems to be short of imagination. Far better compared to the bland look and feel of DHA.

@Shaz: What was the status of development last time you visited? Are nearby areas/schemes populated at all?

As a matter of fact I am going to be visiting it again in a week. I will update this thread with some pics if pissible. Right now I am trying to book a home in BTKarachi.

I didnt go too much inside. The office, the mosque, and the bank. I did notice one thing though is the homes or villas built right near the entrance were still unoccupied. There are several nearby schemes and my observation was that they are slow in development.

As some one recommended to invest in Bahria sector D, but LDA website refraining people to invest in sector D,E,F. Is it still safe to invest in sector D (Bahria Lahore)?
