Hello everyone,
I'm seeking an advice to buy land (10 to 20 Marla) plots, my budget is 6 million PKR and can be increased to 9 mm if deal is really great. I have following questions:
1) Which projects are great to buy land in Lahore? I'm not looking at building a house in next 5 years, my aim is just to leave the plot and wait for land to appreciate and then decide. I have been searching at this site for some days now and I found some options such as LDA City, DHA Phase 8 or Phase 9, Bahria Town etc, please give me advise which area I should target? And how safe is my investment? I mean, if plot is left alone for long time, will there be any issue of occupation by land mafia?
2) Similarly, about Rawalpindi, which area is best for investments? Airport Housing Society? Ghauri Town? Bahria town? DHA?

2) Gulberg Islamabad (Greens and Residencia)
I'm planning to invest 1 million and 2 million rupees in these 2 projects respectively, any thoughts please? I know DHA Valley has had some issues but remember I'm looking at long term investments. Thanks again.

Im not an expert just have done some research recently and this is what i have found. In your budget i.e. 8 mil, u can go for 1 kanal file in DHA-8 or 9 + u can buy a 1 kanal plot in NFC-2. Both are good investments in my point of view for a time period you are looking for.
Personally i don't like file system therefore if i were you, i would like to purchase land instead of just file. Bahria Town is also a good option, u can get a 10 marla plot on good location in 8 mill however its potential for future appreciation will be low as its already pretty costly. I personally like NFC-2 at this moment as the cost is pretty low at this time and future looks very bright and lots of chances of handsome appreciation.
Again, i am not an expert just my opinion and after all ALLAH knows best what will be the future.

NFC-2 is the second phase of National Fertilizers Corporation Employees Co-operative housing society.It is situated on canal road immediately after bahria town. You can check it on google earth.
By file system i mean the normal procedure that is followed these days for plot booking. For example these days you can get 10 marla file for DHA Phase-9 at around 35 lac. This means that DHA has promised you to allot a 10 marla plot in phase-9.At the moment however the plot doesn't exist physically. Although this is a very reliable system and a lot of ppl invest in it since the price of your plot immediately goes considerably up as soon as DHA allots you a plot as promised. I personally don't like it since i would like to purchase a physical piece of land if i am spending 3-4 million rupees and if there is an alternate option available.Like in current scenario i gave u option to either purchase a 10 marla file in DHA Phase 9 for 35 lac or u can purchase a 1 kanal Plot in NFC-2 in the same budget. I personally would prefer to go for NFC-2. But as i said, file system is also reliable and ppl do invest in it heavily.

DHA Multan
City of Saints Multan now have one of the biggest and most modern residential project. Plz dont think about lda city.its a fraud scheme or may be will take 20 years.some sitting MNAs and ministers are involved in this scheme.it can be a big headache for you.
try to invest in dha phase9 or dha multan files.you have enough time to wait.in 5 years time you can get minimum double profit bye investing in dha multan or dha phase9.
other option is dha phase 7 lahore.in 60 lax you can get best location a 10 marla plot in dha 7 with possession or with out possession or in 90 lax one kanal plot in dha 7.it will be best investment for next two years.
You should go for dha lahore.due to safe and secure investment and future prospect.good and ideal return.

In Lahore Dha Phase8 or 9.
In Rawalpindi Bahria phase8.
In Islambad Dha phase2 L block is much better in your budget for short term if you like long term then go to N or P block.
B-17 B block is also good investment.
