D-12 will not give u good return from invstment point of view. For longer time u go for non developed sector of islamabad like E-12 G-14 AND I-11/2. Aparments is also a good option now a days

D-12 will be good for the long term but not for short term. Its better to look for possession plots rather non-possession in cda sectors. So D-12, G-13, G-14/4 rather going for i-11, e-12 etc.
though the margin maybe high in these undeveloped sectors but risk is very high. If you can take risk on your investment go for it otherwise if you want safety of your investment with decent returns go for possession plots only

i was also thinking about f-15 because for around 6 million i am getting 25x50 in D-12 on the other hand for the same price i can get a bigger plot in f-15 for the same price ,
D-12 is good return for long term. But its the game of crores. One can not earn with less budget.
F-15 35x70 would be great for you. Spacious house can make you forget hills of D-12. I have investment in both D-12 and F-15. Just mentioned to let you know that I know well about both sectors.
Bahria Enclave is also a better option for making house. Not investment at this stage.

Sir kindly update me regarding D-12. Does it has complete possession in all sub-sectors and what is the ratio of houses constructed there. Are there sign boards installed which guide you street nos, plot no.
And what is the condition of electricity, sui-gas and water connection there. I heard water bore is not successful there in most areas.
And Why do you say Bahria enclave is not good for investment at this stage? may you explain the reason?

In 6 million you can only get a 4 marla plot in d-12, in g-13 and in G-14/4 and location may not be good.
F-15 is very good option in your budget but you will not get a possession plot i think but near possession plot maybe. Even if you get a possession plot in F-15 within your budget location maybe comprised.
I think good location 35*70 plot in F-15 would demand 75 million approx.
In terms of safety i think G-15 would be better than F-15. In G-15 you can get a 30*60 good location plot.
If you opt for G-15 try to look for zone 1 facing plots.
G-15 i think is more secure and F-15 i think has high ROI.

where are you getting 25*50 in D-12 for 6 million? in which sub sector? its verrryyyyyy cheap
35x70 of F-15 is near possession. Enclave seems to be overpriced. Demand VS Supply gap is little or no gap. Still it will take 5 years to have a community living. How the prices will hike further? Can't understand.
D-12 has no road signs. Electricity is available. Gas is available in some streets. Almost 10% of D-12. I am not sure but I think all plots are possession plots. Water bore is successful in most places. CDA water supply is probably non-existent.

thanx for the reply. Is it safe to invest in D-12 in current situation and as you already have a plot there so does one need to go to CDA for transfer of plots.
By what you have explained i think D-12 will be like G-13 in no more than 3-4 years as there are no much choices left and considering its a posh sector so people would consider to live here rather than for investment purpose only.
As you said there are no street signs so how does one know where his plot is. Is it an approx guess?
And do you mean demand is in equilibrium with supply in BE1? i though demand is high there that is why prices have increased so much especially the possession and near possession blocks.
even if living is remote, dont you think g-13 is overpriced given its development and living standard and yet prices there wont come down?
Overpriced is a tricky term. Any price on which people are willing to pay, cannot be called overprice.
One has to go to CDA for transfer of plots.
Though there are no Islamabad brand blue signboards, but one can easily locate his/her plot or street. Most of the streets are made. One can easily pick map from property dealers sitting on double road and identify. Total 330 houses are made in D-12 out of total 3000 (approx).
G-13 prices will never come down. Zero chance.
Regarding Enclave, prices increased due to cartel sort of phenomenon in 2013. There is no increase in 2014. Most of the plots are minus. Last week I was having a deal for 10 Marla plot for my sister and it's booking price and sale price showed it to be in minus. But it's not so that it's prices will not increase. Right now all property seem to be 3-5 year game. Before 3 years, it' seems unlikely that any property price except G-13 and D-12 will increase significantly. Hike of 2013 is still not absorbed rather corrected.
My opinion. I can be wrong.

thanks a lot for the information. Kindly give your valuable advice as i intend to invest in a 10 marla plot in A block in BE1 and a 1800 sq.ft plot in D-12 but purely for investment.
Do you think i can get good gains in a 3 year time frame as per your analysis? and what do you see these places in a 3 year time? i mean is it worth investing 10 million + in these areas if they have the potential to give good gains or are rather risky.
and when we talk about risky does that mean they are going to remain at the same level as of now or gains will be nominal?
well there are other places to invest as well but i avoid non-possession as it is too risky and why have greed for more money but again talking about possession then g-13, g-14/4, d-12 are the only new areas in zone 1.
