Investment In Lahore, Bahria Town Vs DHA

Hi all, its really productive forum. I would like to invest Rs. 10M to buy some files or plots in Lahore which can give me good return after 12-24 months.

I see potential in Bahria town sec f, Bahria town golf city, Bahria town sec e. DHA phase 9,10.

What do you think which option should I go for? What's scope of Bahria town and DHA after 1 or 2 years time, what's expected increase in the prices?

With 10 million you can buy in good areas of Lahore one kanal file in DHA Phase 8. Alternatively, I would suggest that yo u visit Sukh Chayn on Multan Road and Canal Road. Also explore DHA-EME - A Block.

Thanks for the reply, but i wish to buy multple files, so that i can get better profit after 2 years... For example DHA phase 9 file 5.2 M today, sector F bahria town 1 canal 6.7 M with on, but i have to pay around 2M remaining in installments.. So should i get 4 Sector F 1 canal files or 2 dha phase 9 files? which will give me more profit in 2 years??

DHA phase-9 was about 2.5M, Aug 2012. Its rate doubled already. It might further escalate but not substancial, I think there left a little margin for it to get 8 to 9M by 2014 end.

I would suggest to look for other areas as well as PK1 pointed. There are good schemes on raiwind road. 1 kanal plot in NFC- phase 2 on raiwind road in around 27 lacs. And it has a good potential in next couple of year. Also explore sui gas phase-2, fazaia etc.

Raiwind road schemes also have added potential due to sharifs holdings in Raiwind areas.

Thanks Shoaib for your advice, DHA phase 8 1 canal price is around 10M now, so why we not expect the same price for dha phase 9 in one year time?

what do you think about Bahria town? other than Bahria and DHA, do you think its potential for increment? i am not sure about others? is it sscure and have potential?

Fazaia is very secure and there is no plot available directly , you can just buy from dealers and even better than bahria as bahria sector F is not approved by LDA.

I agree with PK1, I found Sukh Chayn and DHA EME far more impressive and secure than Bahria when I visited Pakistan last month.

Phase-8 has been IN the market since long time... Its been invested in during phase-6 times & earlier than phase-7. The key factor for its already high prices lies in its perfect and beautiful location.... Keep in mind phase-8 possession will not be available before 3 years I guess, and from this you can imagine phase-9 development times.

In my view, May be it can further escalate to 6 or 7M by the end of next year. But still its not a solid investment until its balloting is done and plot location finalized. And keep in mind its a scheme of over 40,000 plots and u never know on which end you will get your plot thru ballot. :) But still I would advice you to diversify your investment in different areas of LHR.

NFC phase-2 1 kanal is around 12 to 13 lacs a couple of years ago. And recently one of my colleagues here in Saudia visited pakistand and bought 1 kanal on 27 lacs… Ofcourse there are other potential areas in Lahore other than bahria and DHA. Fazaia is also a good one. Sui gas phase-2 also has avery good potential too.

It looks like the same as 2005 property bubble, i am expecting to prices come down don't know with in months or a year? This is one factor making me more nervous to make any decision.

Plot rates usually varies from plot location/suitability

For your last statement, I can only say nobody can predict anything definite in this world :)... If economic conditions viz a viz security of Pakistan get better in coming years, then it can also go further upside...

After all to gain something one has to take some degree of risk.
