Investment In Sector I-12

Just want forum member opinion on buying property in sector I-12.

Although the sector is not developed, but recently there was a auction of commercial property in I-12 and also there are news of development later part of this year.

Keeping in mind the trend we have in E-12, is it good to invest in I-12 now. Currently the prices of 30x60 plot is above 40 lacs.

Wherever there is going to be sale of commercial plots there are definitely going to be markets…Yesss if as you said development is going to start later this year…It will be good place for investment because as soon as markets and commercial plots start developing an area starts gaining in value…But I think you should ask someone in CDA to ensure you that the development of commercial plots will start later this year…

Dear SM few months ago 30 x 60 plot price was just 15 lac in i 12, but due to rumors of development and then auction of commercial prices increase very quickly, for i 12 we should wait a bit because if development work delayed then prices will go back

Agree with you that the prices increases rapidly in past few months.

However, looking at the past, i don't think prices in CDA sector ever come down. Example of E-12 is there where prices are ever increasing without any development for many years.

My sincere advice…dont make a mistake of investing there…and there are many reasons for that…no development can be expected in the near future.

I do respect your advice but any specific reason behind that? I have visited a number of dealers (in different localities and areas of Islamabad) and all of them suggested I-12 for investment purpose.

For house construction, they suggested G-16/4, F-17 (in the price range of 35-40 lac).

One of the main reason is the boom which is created by investors in these sectors.No basic infrastructure is available.Same with E-12,it gained boom and prices shot up due to lolly pops given by cda but zero on ground performance.It will be a mile stone if cda completes only the already started projects in these 5 years.For ur information development work of E-12 is also delayed and prices have come to halt and hundreds of plots are floated in the market for sale.These sectors have no future in my view point because there will no development there in the near future.U will see that whole market will be captured by private developers after some years.Market is partially captured by them right now but they have excellent performance.

Dear Sm with due respect u didnt saw prices ever came down in cda sectors but we saw that in last few years specially in non developed sectors not in developed, for example i 14 and i 15 now again prices are high but few months ago it was less then 2005 price, also KURI town and park enclave are examples no major change of prices, however i still agree if cda start some development there then these prices are very reasonable otherwise it will back

Agreed with syed sb as this bubble cannot sustain without providing basic infrastructure…
