Investment opportunities in D-12 sector

Question for real estate experts in Islamabad.

What you think about D-12 sector that how much it will be grow in 2016 and 2017? Can we invest now in D-12?

I don’t see any substantial growth since it has already en cashed its location.Now any substantial growth would only be possible after proper development and infrastructural work.

Double road of D-12 is in developing phase, what you think how much it effect to price of D-12?

It will definitely have positive impact.. But I do agree for any substantial increase in prices, cda need to improve the infrastructure. Construction of houses will increase the prices slowly and gradually.

So far D-12 does not have the same level of approach, access and commercials as other sectors such as G-11. Once it has approach though new road being built plus Margalla Avenue connection, it will easily leave G-11 behind.

From beauty of pint of view, this sector is in the big league of Zone 1. Mark my words. It is still worth investing for major gains in medium to long term.

Pardesi, you are right, da location is beautiful and exceptional. Only people who can wait, will be real beneficiaries.

It’s already too expensive, road may have some impact but not much until it is properly developed. Besides, the dealers and owners of D-12 are very nasty, they have ruined the market and their reputations

Mr Khan… Dramay, Stories, Price Fluctuations, Double/Triple dealing and Biyana/token cancellations, One plot will be for 90, the plot next to it will be 100, there was a plot which was on two people’s names etc etc

Prices have gone up since work on road has begun and capreting of roads inside the sector, laying of sewerage pipes and street lights is in progress. Prices have seen upward trend in past 3-4 months and are expected to go up even more.

For the brothers who are saying that it is going up, kee us updated with the price increase in coming months.I will be thankful.

Sai hay injeenir bhai. Sirf DHA charh raha hay baaki saari dunia laiti vi hay aur uth nai sakti. Islamabad expressway aur DHA expressway kay ilaawa koi road islamabad mein bun nai sakti Qayamat tak. Balkay airport bhi zone 2 say utha ke DHA kay gol chakkar per fit karvaany ka program approve ho gaya hay :wink:

14 marla plot in D-12/1 and D-12/2 was Rs 17-17.5 million in Jan-Feb 2016, however, it is now being traded for minimum Rs 20 million

Well ghee shakar in the mouths of those predicting brighter future for D-12, I am invested there.

I am 100% agreed with Mr.Saadi comments, CDA needs to complete infrastructure in D-12 for further increase in prices.

I dont know how Pardesi said D-12 will leave G-11 behind after infrastructure complete in D-12. I am not agree wit him at all.G-11 is far head then D-12 in terms of facilities and G-series is the heart of Islamabad property in b/w F and H sectors.

Tanoli sb, I am also of the view once developed and fully populated, D-12 will be far ahead of G-11, due to its location almost inside the Margalla hills...

Is E-11 ahead of G-11 or not?
