Considering 2020 in mind and listing best places for investment that will give good return (not in priority and can add your own) to maximize return.
1. B-17 Multi Garden
2. DHA
3. Bahria Town Rawalpindi
4. Bahria Enclave
5. JKCHS
6. Gulberg
7. Top City
8. D-17 and E16-17
Please arrange the list in terms of strategy wise to invest in any of these societies. I mean one should not go for random selection.
Then how should he prioritize the list?
Either we:
1. Should start from society with low pricing?
2. Should be opportunistic and see which society is going in minus (like nowadays Bahria) and start from there?
3. Should start from brand names+ development?
4. Should start from society with good potential (Top City)?
Please arrange list as per your strategy (considering by 2020 you will have plot in all of these societies, by buying a plot or 2 in either society per year) and explain so all of us can benefit.

Thanks for initiating this thread. Very good idea indeed.
From my point of view, we should target places going in minus as the gains are much higher when market bounces back Plus we should target brand names and development as it takes a lot of effort to establish a brand name and is rather less riskier due to their financial standing.
lets wait and see what experts say.
Thanks HT-1 so looking at big picture your votes goes to start invest from the reputed brand name and devlopment but present condition not favouring in and the rates are minus. So top of the list would be bariha enclave 2 or bahria phase 8 extension?as there is a thread which states the rates are in minus now.
Experts what your point of view regarding strategy.
@PK1 this is the sequence of your thread (back to future in 2020), as most of us agree for above name..So next step would be to start investing.?so where to start?

Just to clarify, i am not recommending any of above options i.e. BE-2 or Bahria Phase 8 extension.
There are other factors to be considered before making any decision. Few of them are
Location - How strategic is the location of the property
Development status - How long it will take to get possession
Developer commitment to finish the property
Quality of development and other amenities
Past performance of the same or similar development (prior to the market correction)
Comparative prices in other places

My experience tells me never to invest in unknown properties, they usually lag behind in price race and your investment shrinks.
My definition of "unknown property/society" is that it has not yet established its worth among genuine buyers who want to build house there. Therefore its price increase is not real but total speculative game based on rumors.
Now if you invest Rs.100 today in an unknown society, then chances are you going to get stuck at 110 +/- while rest of the world is gone to 150 or 160. So now your 110 can not buy an equivalent in solid zone.
My advice is to divide your investment in two portions. The first should be larger and it should go to proven and solid properties even if ROI is low.
The smaller portion, that you can afford to block for longer period, should be set aside for risk-taking in unknown societies.

Really appreciate for your comments and feedback. I think we should be discussing the reasons/facts why we are going to invest in specific society.
As with passage to time good/bad news, any project that can effect society be announced or market can go down.
Based on the factors such as market values( + or - ), new project launched by specific society or gov, Development or procession status , order on the list can easily changed.
So for time being we can take this list but it should be dynamic?
